Millennials, also known as “Generation Y”, are those born between the 1980s to the late 1990’s. You hear time after time that Millennials face financial challenges due to student loans and limited jobs. This results in questions like “Can they achieve homeownership?” or “Is owning a home still a part of the American Dream?”, targeted towards this age group.

We wanted to get first hand answers from a few of our Lennar associates who fit in the Millennial category, and get their perspective on home buying.  We learned that they all have a plan to eventually own a home, but are each taking different routes to get to that point in their life.

Get to know April, Kaitlin and Lindsay and see their favorite Lennar dream home show above their name.

April (26 years old)

What is your current living situation and why?

I currently live with my parents in their home; this is actually the second time I have moved back in with them. When I graduated college, I needed a free place to stay till I found a job. I started a career in the petroleum industry and lived with my parents for a year to save up rent and emergency funds, after which I moved into a single apartment for a year and a half.  When the oil and gas market took a bad turn earlier this year, I was laid off and could no longer afford to live in my apartment; fortunately, my parents – my heroes – brought me back under their roof.

Though I now work for Lennar, I have come to an agreement with my parents that I will continue living with them until I have saved up enough money for a new car, followed by a healthy reserve fund with which to afford independent living arrangements further down the road – not another apartment.

What future living arrangements do you have in mind?

Personally, I would love to have a home somewhere away from the city, a little closer to the country, closer to my horse; yes, I have a horse, and caring for a large animal is no piece of cake when you live in an apartment with annual rent increases. My dad, on the other hand, believes that if I want to avoid rent fiascos and acquire equity, a condo would be ideal.

Would you prefer to live in the city, suburbs, or country?

I would prefer to live in the country. I do not want to be so far from civilization that I feel isolated, but just far enough to be surrounded by trees and wildlife; have a big green pasture for my horse and his pasture-mate to run in; and smell clean air – I hate city smog! I like the small-town country areas, with the city life about 45 minutes away.

For now, though, I will probably settle on the idea of a condo, like my dad suggested. It will not be in the heart of a city, but somewhere along the outskirts, with the barn no more than a 30-minute drive away.

How do you hope to achieve that goal?

Once I have saved up for a new car, I will begin saving up for the condo. I have not begun researching potential places yet; I like to focus on one thing at a time, and the car is front and center, until it takes a temporary backseat to horse-related expenditures and birthday/wedding/baby shower/holiday shopping commitments. I am hoping my dad will assist me in this endeavor of acquiring a condo though; our family is very good about taking care of each other.

What community features are you looking for in a condo?

Sadly, I am constantly running around on a daily basis to get things done; the idea that I might be able to use community features at a condo is unlikely. However, if I found the time, I would like there to be a swimming pool, a park, and possibly a gym. Aside from the recreational features, convenient, well-lit and secure parking areas are a must!

Kaitlin (26 years old)

What is your current living situation and why?

I am currently living with my parents in order to save up money and build my own home. I worked through college and paid for my own tuition so I had very little savings in the bank. I also had to buy a car which depleted my savings my first year out of college therefore I was starting all over again. My relationship with my parents is very easy going so it’s not hard to go about my daily life living under their roof.

What future living arrangements do you have in mind?

My boyfriend and I are currently saving money together to build a townhome on an empty homesite just east of downtown Houston. We have a homesite picked out and are going through the purchasing process. We will continue to save for a couple of years until we are ready to jump into the construction aspect of the home.

Would you prefer to live in the city, suburbs, or country?

I have lived in the suburbs my whole life and enjoyed the time there but I have always wanted to live full time in the city. Houston has been renovating itself for the past 5-8 years and I love being close to everything like parks, concert venues, shopping, restaurants and entertainment.

How do you hope to achieve that goal?

I hope that my saving habits will help me reach my goal sooner. Since I paid my college tuition each semester I don’t have a loan except for my car which will be paid off soon. I have learned how to be frugal and splurge where I feel it’s fine.

Lindsay (22 years old)

What is your current living situation and why?

I’m currently living with my parents because I decided it would be smart for me to save up as much as I can before I move out. This way I can save up for a new car, as well as save for my future living expenses. And honestly, homemade meals aren’t always as bad thing!

What future living arrangements do you have in mind?

My boyfriend and I plan to rent an apartment together in the spring. After renting for a year or two (maybe more), we hope to purchase a home together.

Would you prefer to live in the city, suburbs, or country and why?

I’d prefer to continue living in the suburbs. I’ve always lived in the suburbs, so it has always felt like home to me. I’m close to all of the stores and restaurants that I shop and eat at, and if I want to experience the city life, I am just a 45-minute drive away. I feel that the suburbs are a perfect middle ground for my lifestyle.

How do you hope to achieve that goal?

I will continue doing what I am doing now which is saving a lot! This way, when I move out I can feel confident about paying my rent and also have savings set aside for the future.

What would change your mind from renting an apartment to owning a home?

I plan to buy a home in the future, but as of right now, the only thing that would change my mind from renting to owning would be having a long-term plan. In the meantime, renting an apartment will allow my boyfriend and I to have a temporary home until we figure out our future plans!

 

Brace yourselves, homeowners. Winter is coming, and its unpleasant chill will send a number of unwelcome critters scurrying into your homes in search of warmth, food, and shelter, unless you set up the proper defenses. Here are some tips in DIY pest control that will help you put out the “No Vacancy” sign on these creepy tenants.

The Kitchen is Closed

Unprotected food rings the dinner bell for hungry intruders. Pantry items, such as baking ingredients, pasta, rice, cereal, cookies, and pet food – “dry” foods, should be stored in airtight containers made of nothing less than heavy plastic, as both rodents and insects alike can effortlessly chew threw the flimsy paper or cardboard packaging these items come in. An unsettling thought: A food product can become infested by one or more insects before and after reaching the grocery store. This is a rare occurrence, but all the more reason to unpack your groceries and transfer the “dry” food items to containers.

Regardless of aesthetic appeal, you should never leave a bowl of fruit out on your kitchen counter or table. As fruit ripens, it gives off a strong aroma that purposefully attracts seed-spreading critters, which is how wild produce is sown, but your kitchen is not a grove. Store all of your produce in the refrigerator; the cold deters pests and slows down the ripening process of most crop items, allowing you more time to enjoy them.

If your trashcan has means to breathe, releasing the odors of discarded rubbish, vermin will be lured with full disregard for expiration dates and mold. Purchase a trash can with a locking lid, in addition to thicker trash bags that help mask the stench of the garbage. And, while on the subject of waste, be sure to never leave dirty dishes in the sink, and regularly clean your garbage disposal.

Finally, make it a habit to clean the stove top, cutting board, counter spaces, and other kitchen surfaces after cooking and eating; remove all stains and crumb trails because even the smallest trace of nourishment will attract a swarm of insects. Ants are a great example: One or two “scouts” trail the kitchen in search of food and, once a source is found, the “scouts” return to the colony, which proceeds with an invasion.

Dry Up

Water is essential to all forms of life, and if critters have access to water in your home, they can breed and multiply. Bugs, in particular, are attracted to damp environments, making the bathroom a prime target for infestation. Clear clogged drains and fix dripping faucets and/or shower heads to prevent standing water in the sink and bathtub. Regularly clean the toilet bowl and tank to chemically treat the water. And, run the bathroom fan after each use of the shower or bath to clear the air of humidity.

Roaches are notorious for hanging around and crawling into plumbing systems, and you may notice that most vermin frequent or hide out under the kitchen or bathroom sink, where it is dark and moist. For this reason, you should habitually check the plumbing in your home for leaks. Minor leaks can be temporarily fixed with epoxy, clamps, waterproof tape, or patch kits, until you replace the cracked portion of the pipe; do not rely on a temporary fix to permanently keep pests away because if the pipe is in worse enough shape to crack or break once, it will do it again.

Seal Up Your Home

Where there is a will, there is a way, and pests are ever searching for viable access points into your home; even the smallest opening, so long as air can pass through it, will allow free entry to the tiniest of raiders. Take the time to conduct a thorough examination of your home’s exterior from the base of its foundation to the top of the roof, and build your barricades. Fill any cracks, gaps, or holes you see in the foundation, siding, or roof seam with weatherproof silicon caulking or flexible patching compound; this includes fissures along a window frame and any cavities where wires, cables, and/or pipes enter the home. If a screen is torn or missing from a door, window, exhaust vent, or air flow vent in the attic, replace it or use an aluminum screen patch for a temporary fix. Seal off door perimeters with weather stripping and, if the door has warped from changing weather conditions, address this issue by sanding down the bowed sides or readjusting the door mechanics.

Your roof is an operable entry point for a range of vermin, including rats, bats, possums, and raccoons, to enter the attic, where they will happily feast on the insects that prematurely invaded the loft ahead of them. When inspecting the roof, check for loose shingles or weather-beaten portions that have become lax with moisture and mold, and replace these sections. Soffit and attic vents should be covered with insect screening and hardware cloth; hardware cloth, if properly installed with a staple gun, deters larger vermin from infiltrating the attic. Caulk any holes you see along the roof, and if you have a chimney, consider the installation of a chimney cap.

Get Rid of the Clutter

Clutter creates more places for critters to hide and nest; not only that, but some insect diets allow for manufactured biodegradable materials. An example: Silverfish eat cellulose, glue, linen, and silk, while cockroaches devour book bindings and wallpaper paste. This being said, your first step in de-cluttering your home should be the removal of the following items:

The next step is to go through your home, room by room, and part with the things you do not need or use anymore, such as old clothes and shoes, books, or the tacky holiday gifts your relatives gave you – we all get those. You do not necessarily need to throw these things out with the garbage; depending on their condition, you can bring these items to a Goodwill and get a tax write-off.

Third and last step: Organize the remainder of your clutter. Any space in the home you use for storage, whether it is the basement or attic or a spare room, venture in there and pack up your belongings in sealable plastic tubs. If you have a stack of important papers and documents, lock up the irrecoverable items (e.g., birth and marriage certificates, passports, and medical records) in a fireproof box and file the rest away in a labeled folder system. Finally, free up your closet space by packing your non-seasonal wear in plastic tubs and store them where it is cool, dry, and well-ventilated – not the attic.

Outdoor Fortifications

Regular landscape maintenance reduces bug populations. Prune shrubs and trim back tree branches that touch your home; these create a natural bridge for non-flying insects to cross. Mow the lawn to uncover ant hills and other signs of bug colonization. Clean out the gutters and drains to prevent standing water, and rake up piles of leaves and debris that pose as hiding places for crawlies. If you have a traditional wood fireplace, stack your kindling outside, away from your home; bugs eat and inhabit timber, and to pile it beside your home provides an access point into your domicile.

You do not need to fight insect armies alone; invite their natural predators – birds and bats – to even the odds. Simply install a few birdhouses and/or bat houses, and set out a fresh water supply with a birdbath; be sure to change out the water once a week to prevent growing algae or hatching mosquito larvae. Some of you readers may be hesitant about encouraging bats to live in your yard, but as these flying mammals are nocturnal and have a diet that typically consists of insects and fruit, you will hardly ever see them unless you are a night owl.

Nature’s Repellents

Just as some plants repel humans (e.g., poison ivy or stinging nettle), there are species of flora that ward off bugs. You can add these leafy blockades to your garden or keep them potted in your home; you can even purchase their extracted oils and make a natural bug spray. This last tip in DIY pest control cannot solely guarantee your home will be free of insects; it is merely an extra precaution to take after following all of the previously mentioned guidelines.

Are you’re thinking about buying a new home, but feel like you’re not ready to take expenses and financial responsibility that comes with owning? The good news is – you may be more ready than you think! Emmie Martin for Business Insider shares the 9 signs that you’re ready to buy that new home you’ve been dreaming of.

1. Your emergency fund is separate from your down payment

When it comes to buying a home, the more you have in savings, the better. But the money you’re putting away for a down payment — typically 20% of the price of the home — should remain completely separate from your emergency fund.

“People will have money saved and they end up putting the entire amount toward the down payment to afford the home, and have no money leftover,” says Eric Roberge, CFP and founder of Beyond Your Hammock

He warns that there are always added expenses when buying a new home, from random repairs to needing more furniture to fill a larger space, so your down payment should never drain your entire savings account. “Things are going to be more expensive, so you want to have a buffer for that.”

2. You have more saved up than the bare minimum for a down payment

Unforeseen expenses always come up when buying a home. Closing costs alone, which can include anything from inspection fees to title insurance, can add an additional 5% to the final price of the home. It’s better to have a cushion on your down payment than to find yourself digging into your emergency fund or being forced to step away from the deal.

“You can never have enough money saved in the home buying year,” Roberge says. “The process itself is complicated enough without having financial difficulties.”

First-time buyers are also 40% more likely to exceed the initial budget they set when buying a home, according to The Zillow Group Report. It’s always better to have some wiggle room.

3. You know when to step away — and you’re prepared to actually do it

With closing costs added on at the end, the final price tag of a home can be up to $10,000 more than you originally anticipated. Go into any negotiations with more than the bare minimum down payment ready, but know when too much is too much.

“You have to be prepared to write checks,” Roberge says. “And really, you should understand how much you’re willing to write versus walk away. You don’t want to just be writing checks that you can’t afford because you think you need to and you’re all wrapped up in the emotions of buying a home. You need to have a specific plan and not sway from that plan.”

4. You have a good credit score

Your credit score will not only determine if you can get a mortgage but what the interest rate will be, Roberge says. A low credit score can mean significantly higher monthly payments, which puts an obvious stress on your budget.

Credit scores can fluctuate, so it’s best to check it early in the home buying process. (You can do so at a free site like Credit Karma or Credit.com.) If it’s not in a good range, take some time to work on building it up.

Lennar’s Fall Fest Planned for Embrey Mill in Stafford VA.
