Earlier this month, Lennar’s Southeast Florida Division partnered with Safe Kids Palm Beach to host a special child safety event at the Gulfstream Preserve community. In an effort to help make Lake Worth a safer place or families, they were provided safety demonstrations in addition to receiving Photo and Fingerprint kits. The afternoon was filled with plenty of fun that included bounce houses, games, food and a DJ for the children.

Rolesville made the Top 10 list of American Boom Towns honestly with an undeniably gorgeous natural landscape, a central location near Raleigh in one of the most desirable regions in the country, plenty of job opportunities, and the new home construction necessary to keep up with the demand created by the many new households moving to the area.  Rolesville is booming, there’s no doubt about that, but how did it actually make the list?

The region itself has already been recognized by trusted sources. Forbes.com ranked the entire Raleigh metropolitan area as the fastest-growing North American city. The town of Rolesville boasts a projected five-year household growth of 12.1%. Numbers that high mean that there is no single factor drawing people to the prized 27571 zip code. It’s a unique combination of factors that leave residents happy where they are and visitors sneaking away from vacation activities to consider job and housing opportunities.

Still able to provide access to small-town nightlife, Rolesville also has major big-town potential with schools ranking amongst the top public schools in the United States by the widely referenced Greatschools.org. The strong regional economy and proximity to three different, highly regarded universities (North Carolina State University, Duke University, and the University of North Carolina) add to the appeal for the academic crowd as well as those more interested in face-to-face access to college sports. You might say there’s almost too much to love about this small suburban town just 30 minutes outside of Raleigh, NC.

Lennar Charlotte has partnered with national non-profit Operation: Coming Home to provide a new home for a U.S. veteran in its Waterside at the Catawba community.

U.S. Marine Staff Sergeant Khris DeCapua completed three tours of combat in Iraq and Afghanistan where his platoon was attacked by a suicide vehicle containing 600 pounds of explosives. The attack wounded 20 soldiers including DeCapua, leaving him with PTSD, traumatic brain injuries and migraines.

“We can’t think a better way to honor Khris’ fearless service to our country,” shares President of Lennar’s Charlotte Division Jon Hardy. “Waterside at the Catawba is a terrific community for young families and we’re excited to help Khris, his wife Meghan and their newborn daughter move in soon.”

A groundbreaking and key presentation ceremony will take place at 1 p.m. on Friday, April 22 at the DeCapua’s future residence in Lennar’s Waterside at the Catawba community. The event is free, open to the public and will feature a presentation from Andrew Ladner, President of Operation: Coming Home; Jon Hardy, Division President of Lennar; Mick Mulvaney, U.S. Congressman; Larry Huntley, Fort Mill Councilman and a representative from the U.S. Marine Corps.

Living in a state with a climate as comfortable as Florida’s, it would be a shame not to take advantage of the outdoors. In addition to nearby beaches, nature preserves and theme parks, homeowners in Tampa Bay can enjoy outdoor activities from the convenience of their own backyard.

Many Tampa Bay homeowners view their backyard as an extension of their living area, where they can enjoy everything from a cup of coffee on a Sunday morning to a backyard barbecue with friends and neighbors.

With summer on its way, now is the perfect time to transform your simple backyard into an outdoor oasis. Here are a few features you can add to your yard to make it a functional and appealing outdoor living space.

Florida-friendly landscaping

Vibrant landscaping is one of the easiest ways to upgrade an outdoor area. In addition to adding color and texture to your backyard, flowers, shrubs and small trees can be used as barriers to create separation between neighboring outdoor “living rooms.”

When done strategically, landscaping can also help provide shade for outdoor spaces. Fast-growing trees such as crape myrtles, maples and birch trees are great for creating a shady canopy over your backyard. As an additional benefit, landscaping helps you conserve energy. Low-lying plants help to keep the ground cool when planted along the exterior walls of your home, and broadleaf trees can help block the sun’s heat from passing through east and west facing windows.

In each of Lennar’s Tampa Bay communities, homes come with a Florida-friendly landscaping package designed to thrive in the sub-tropical climate while accentuating the individual style of the home.

Sparkling swimming pools

While Floridians don’t have to deal with icy roads and snowstorms, the summer heat can become overwhelming at times. When temperatures reach their peak, a refreshing swimming pool provides a way to beat the heat without hiding indoors all summer.

Many Lennar communities in Tampa Bay offer sizable homesites with room for custom in-ground swimming pools or have a resort-style pool nearby in the neighborhood clubhouse.

Outdoor cooking and dining spaces

When the weather permits, outdoor living spaces can serve as a welcome change of scenery instead of the dining room. And with the right fixtures, your backyard can also serve as an alternative to the kitchen. Alfresco cooking and dining spaces are becoming more popular, as homeowners outfit their patios and porches with full outdoor kitchens, which can include everything from a built-in grill to a pizza oven.

Many of Lennar’s floorplans include spacious covered patios that allow for open air-cooking and dining, as well as other activities. For example, models of the Orleans floorplan, available at Waterleaf in Riverview, and the Brandywine floorplan, available at Concord Station in Land O’Lakes, feature screened-in lanais with tropical landscaping, swimming pools, and plenty of space for cooking, dining and gathering.

Are you in the market for a new home? You’re in luck! A number of factors point to 2016 being a strong year for Tampa homebuyers. Whether you’re a first-time buyer or just looking to upgrade your family home, here are the top three reasons to buy now.

Rent Prices Continue to Rise

With rent prices on the rise, now is the time to buy a home. As the cost of renting continues to climb this year, buying a home may be cheaper in many of the neighborhoods surrounding Tampa.

Interest Rates Remain Low

Low interest rates help make home buying more affordable. Over the next year, interest rates are expected to increase steadily. Higher rates ultimately affect borrowing costs, as well as monthly mortgage payments.

New Home Inventory Will Grow

In the upcoming year, we expect the inventory of new homes to increase. What does this mean for homebuyers? You can now buy a new home instead of settling for a used one!
