You know fall has arrived when you can’t turn around without running into a pumpkin spice flavored something or other.  And as much as we enjoy the changing of the colors of nature, and eagerly anticipate the arrival of the Great Pumpkin (well, some of us anyway), our minds turn to our homes and what we need to accomplish to prepare for winter.

Here in Florida, we don’t deal with too many freezing temperatures in the winter, so winterization involves some other planning and home maintenance than it would for most folks around the country.

For instance, we’re not usually worried about the gutters on our homes becoming a popular hangout for dangerous dangling icicles during the winter months, but keeping our gutters clean and well-maintained is still an important part of home-ownership and home maintenance.  Clogged gutters can lead to bad rainwater runoff problems, flooding around your home’s foundation, and possible damage to your roof.  Clean out any debris that has accumulated over time and while you’re up there, take a look at your roof and take note of any loose or missing shingles that need to be repaired or replaced.

Another wintertime tip for Floridian homeowners is scheduling HVAC maintenance.  Seize the opportunity to ensure your A/C will be running cool and smoothly when the temperatures begin to rise again next year by having an HVAC professional inspect your home unit for any problems and to perform routine maintenance.  This can help catch any problems early on and save you from a disaster when it gets hot outside.  Spending the money on routine check-ups is far less expensive than replacing your entire system.

Bonfire

With the arrival of fall, you might find the weather cooling down, which usually calls for the perfect time to make a bonfire in your backyard with family and friends. Now for some, the cold weather might take longer to arrive, but that doesn’t mean you can’t enjoy a few aspects of a bonfire too, right? Maybe not physically, but we can at least pretend by choosing a candle or air freshener with the classic bonfire scent. San Francisco, Calif. – September 2016 – Lennar’s newest project in the city the by the bay, The San Francisco Shipyard, has earned recent media attention for offering the lowest-priced new homes in a city that’s being named the most expensive place to live nationwide.

An article published in the SF Gate, stated the sale of a one-bedroom at The San Francisco Shipyard was the lowest priced sale in the entire city for that week.

“We know that what this community offers is a truly a unique opportunity to own new in the city,” said Morgan Sterling, Marketing Manager for Lennar Bay Area. “Not only are you able to purchase new, but the entire area in which your purchasing is being completely revitalized. The value of these homes has nowhere to go but up.”

In a city where the average condo sells for $1.2 million, it’s nice to know that you can get a new-build one-bedroom with paring, in-unit laundry and a deeded deck for about half that price. On September 7, Unit 213 at Lennar’s The San Francisco Shipyard sold for $585,000—the lowest-priced sale in San Francisco for all of that week.

The property is a 744-square-foot newly-built one-bedroom unit, with designer finishes that include Bosch appliances and hardwood floors, according to the selling agent Mairin Haley of Park North Real Estate. Haley believes that today’s buyers are getting a deal and that there will be a time in the not-too-distant future when the neighborhood will have the same buzz as nearby, but significantly pricier areas.

“The Shipyard is really an opportunity to live in a state-of-the-art community for a fraction of what people are paying just a few miles away—for now anyway,” Haley said. “I believe people getting in now will be rewarded, as I see tech shuttles being just around the corner and the Bayview and Hunter’s Point being prime spots for new restaurants and businesses.”

According to National Association of Home Builders/Wells Fargo Housing Market Index, builder confidence for newly built, single-family homes in September jumped six points from August. Robert Dietz of NAHB shares the details of the housing market index, and the new market conditions for this month. 

Builder confidence in the market for newly built, single-family homes in September jumped six points to 65 from a downwardly revised August reading of 59 on the National Association of Home Builders/Wells Fargo Housing Market Index (HMI). This marks the highest HMI level since October 2015.

With the inventory of new and existing homes remaining tight, builders are confident of positive market conditions for new construction. Solid job creation and low interest rates are also fueling demand, while builders continue to be hampered by supply-side constraints that include shortages of labor and building lots.

As household incomes rise, builders in many markets across the nation are reporting they are seeing more serious buyers, a positive sign that the housing market continues to move forward. The single-family market continues to make gradual gains and we expect this upward momentum will build throughout the remainder of the year and into 2017.

Derived from a monthly survey that NAHB has been conducting for 30 years, the NAHB/Wells Fargo Housing Market Index gauges builder perceptions of current single-family home sales and sales expectations for the next six months as “good,” “fair” or “poor.” The survey also asks builders to rate traffic of prospective buyers as “high to very high,” “average” or “low to very low.” Scores for each component are then used to calculate a seasonally adjusted index where any number over 50 indicates that more builders view conditions as good than poor.
