Many of today’s homebuyers now want their grandparents and parents to live closer to home—in fact, under the same roof.

This year marks the 10th anniversary since Lennar introduced the Next Gen®-The Home Within a Home®, and 2021 is the design’s bestselling year so far, according to a November report in “Yahoo! Finance.” The growth is propulsive. Purchases of multigenerational homes reached an all-time high of 15%, compared with 11% of all home sales in 2015-2016, the National Association of Realtors reported last February.

Such big shifts in homebuyers’ desires require big innovations to accommodate them. That’s where Lennar comes in. Lennar’s premium Next Gen designs boast private suites, conveniently situated on the first floor, and some even have their own separate entrances. Each private suite offers a complete kitchenette, living room, bedroom, and bath.

Here’s a sampling of Lennar’s multigenerational new homes for sale in highly sought-after locations across DFW in communities that also offer family-friendly amenities.

Lennar’s Caraway community, with new homes for sale in Haslet, TX, showcases the Next Gen Genesis. The Heritage in the Bradford Park community is another Next Gen model among new homes for sale in Flower Mound, TX. Both offer four bedrooms and three baths.

Overland Grove, the Lennar community with new homes for sale in Forney, TX, includes the Liberty II, with four bedrooms and 3.5 baths. Yet another Next Gen design with four bedrooms and three baths, the Reliance, welcomes multiple generations to Arcadia Farms-Classics, the Lennar community with new homes for sale in Princeton, TX.

Each home, of course, boasts more than a private suite. Indeed, Everything’s Included®— another Lennar innovation. All homes include upgrades that are standard. These “features” are considered add-ons by other home builders, passing costs on to you—and to other generations.

To name just a few upgrades, these Next Gen homes feature quartz or granite countertops and GE® stainless steel appliances in the kitchen; generous owners suites with sumptuous baths; and to add even more modernity to the modern multigenerational model, robust smart-home technology with The Connected Home by Lennar™.

Ten years ago, Lennar Phoenix debuted their revolutionary design: Next Gen® – The Home Within A Home®. At the time, the U.S. Census Bureau reported that nearly a third of Americans were “doubling up,” with two or more adult generations living together and under the same roof. As one of the nation’s leading homebuilders, Lennar sought to address this growing trend and created a floorplan for how people choose to live. Next Gen is a design that incorporates two homes under one roof – a main home with an attached private suite with its own separate entrance, living area with kitchenette, bedroom, bathroom, laundry and often a garage attached to the main home.

Starting with one Next Gen design, over 15,000 Next Gen homes have been sold nationwide and plenty in the bustling greater Austin area. Now with multiple Next Gen designs available, Lennar’s game changing plan can accommodate a variety of needs that go beyond multigenerational living. This completely flexible unit is ideal for aging parents, as well as boomerang kids, home schooling, a home office and other distinctive needs. The possibilities for how you can utilize the suite are truly endless and help make homeowner’s lives better.

“It’s been a decade since we debuted our Next Gen home and this design is still as important as ever. In today’s environment, with even more homeowners working from home, the Next Gen suite has been key to providing additional flexible workspace,” said Charlie Coleman, Division President for Lennar.

Every Next Gen home also showcases Lennar’s signature Everything’s Included® program that makes the homebuying process much simpler by incorporating the new home features and upgrades todays buyers want in their dream home as standard. Enjoy stainless steel appliances, kitchen countertops, designer-selected cabinetry, energy-efficient technology, home automation and much more at no extra cost.

If you are wanting to adopt the up-and-coming maximalist trend for your home, dress up your walls with printed wallpaper to add some excitement to any setting. Maximalism focuses on the bold- from colors and prints, to textures and materials. Wallpaper has recently been reborn and offers a trendy way to incorporate any color to your space. The combination of both maximalism and wallpaper gives us the birth of this bold interior design trend for 2021 and beyond.

Back to Nature

Current wallpaper favorites include florals and natural scenes. Natural elements and materials are also showcased in recent trends, adding a sense of sustainability to any setting. This includes wicker and straw woven papers. Consider using a fun floral wallpaper to create a statement wall or build a unique color palette in any room.

Texture

Texture is another element of wallpaper that allows you to creatively develop your space, but in a more understated way. Textured wallpaper can be subtle and add interest to plain rooms, while simultaneously working cohesively with existing furniture or color schemes.

Wallpaper is trendy because the possibilities are endless. With such a plethora of print options and uses in any room, wallpaper creates a stylish refresh for your home.

The best part is that you can make this trend a DIY project with these helpful tips:

Prep your walls

It is very important to prep your walls. Make sure to strip the old wallpaper, take out any nails, and sand. This ensures that the wallpaper will go on flat and stick seamlessly to the surface. Use a sharp edge to cut the paper straight and then roll the wallpaper paste onto the back of the paper. For the best results, use a high-quality paint roller to apply the paste.

Apply wallpaper

Once on the wall, use a smoother to run over the paper. As you hang, wipe the paper to clean the paste residue. Both of these steps help create a professional-looking project at a fraction of the cost. Roll the wallpaper seams using a roller. This will prevent the edges from curling and give the wallpaper a seamless appearance.

Even better, consider some of the newer self-adhesive wallpapers for a quick application.  These peel and stick wallpapers are perfect for a room you want to dress up quickly or change frequently.
