Homebuilder in the market for more land

Jason Byham and a talented Lennar Charleston team are poised for big things in the Charleston housing market, as one of the nation’s leading home builders looks to expand on its growing presence in the region.

Byham, an Erie, Pa. native was named Division President of the Lennar’s local operation (which includes Charleston and Myrtle Beach) in June after two years as the area Director of Sales and Marketing. He cut his teeth in the Atlanta housing market, and he’s quickly ascended the industry ranks over the last decade through a combination of business acumen, people skills and team building.

“I’m grateful to have an incredible team in place at the Lennar Coastal Carolinas Division, and that group is allowing us to do some very exciting things,” Byham said during a recent interview in his West Ashley office. “We want to be on the front foot, and we like to win.”

The name of Byham’s and Lennar’s game these days is land acquisition. After the Great Recession, much of the region’s ready-made property – neighborhoods that had been outfitted with infrastructure but later stalled, for instance – has now been snapped up. And Byham is ready to deal for new territory.

“We’re actively looking to acquire land, and we’ll talk to anyone who is serious about selling,” Byham said. “We’re passionate about building dream homes for as many people as possible.”

The Lennar Coastal Carolinas Division currently sells homes in 11 Charleston-area communities, including Moss Grove, Lennar’s latest foray into Moncks Corner. There, homes are selling from the high $100s to the high $200s. An official Fall Festival grand opening for the community is schedule for Oct. 4.

“With the continuing population explosion in the tri-county area, many parts of the region are crying out for the kind of unprecedented value that Lennar offers,” Byham said. “There are a number of areas, including Moncks Corner, that we’re really excited about.”

Like all Lennar homeowners, those in Moss Grove will benefit from company’s signature Everything’s Included program, which offers desirable luxury features included in the base price. Optional items for which other builders charge thousands of extra dollars are included at no additional cost.

“It’s a way that we provide the true price of a home to every customer, up front,” Byham said.

Lennar’s most ambitious planned development at this time is the impressive Coosaw Preserve in the Ladson area of Dorchester County. Sales there are scheduled to begin in mid-October, though models won’t be completed until late fall or early winter.
