Buying a home is one of the biggest investments many people make in their lifetime. If it’s your first time buying a home, the homebuying journey might seem daunting and leave you with a lot of questions. That’s where your mortgage lender comes in. They can help you understand the process better to create a more seamless and enjoyable homebuying experience. So, before you meet with your lender, here are a few questions you will definitely want to ask.
What mortgage is right for me?
There are many different types of loans available on the market. Whether you are a first-time homebuyer, a veteran or can be eligible for government-sponsored mortgage programs, your lender will be able to determine which loan program is the best for you. Lenders can also help you figure out which components of your financial history you can improve and how to work on them.
How much do I need for a down payment?
The old 20% down payment myth has long been debunked. Down payments don’t have to be as high as you might think! Yes, the more you put down the less money you have to borrow, but there are plenty of loan options and down payment assistance programs that can help get you in your dream home at a down payment that works for you.
How does today’s interest rate influence my loan and is right now a good time to buy?
Interest rates influence your purchasing power and the price of the home you can afford. And right now, we are still experiencing historically low interest rates.† That means that if you were considering homeownership, NOW may be the time to make your move. Mortgage rates have dropped, which means the price of the home you can afford with the budget you have may go up. But you’re going to want to act fast because even a 1% rate increase can drastically affect your purchasing power and leave you missing out on your dream home and resulting in higher monthly payments.
What main factors influence my loan?
Three things – debt, credit score and down payment.
Can I start my search now?
Once you have an estimate of the home you can afford, you can start your search. And with numerous communities across the Nashville area, Lennar makes it easy to find a home you’ll love. Whether you are looking for townhomes and single-family homes, we have something for everyone. Plus, Lennar offers great resources with Internet Sales Consultants and New Home Sales Consultants who can answer all your questions about a community, home, floorplan and much more. With the abundance of time spent at home recently, interior design has been in the forefront of many homeowners’ minds. New trends are emerging, focusing on natural individuality and other calming environments that provide comfort specific to you. Lennar understands the importance of custom comfort and creating a space specific to your tastes. Here are some current paint favorites for Summer 2021 and how you can easily incorporate them into your home.
Earthy Neutrals to Fit Any Room
Consider earthy neutrals to showcase a reimagined space. These tones complement a variety of materials and textures you may have in the room, while simultaneously providing a relaxing, seamless backdrop. Earthy colors include nudes, taupes, and greens- all very natural colors that offer a way to bring the outdoors in without leaving the comfort of your home. Neutrals are timeless and can fit a variety of settings and interior design styles, so the options are abundant with this earthy neutral paint trend. Think about using these colors to cover large rooms and common areas.
Ocean Hues that Pop
Especially in these summer months, ocean hues are a great paint option for specialized spaces. These shades of blues promote a calming environment and are very on-trend, as well as easy to utilize. Ocean hues such as blues, teals, and creams evoke a sense of calm similar to the earthy neutrals palette, but have an additional element of fun and uniqueness. Blues are surprisingly simple to style and match with furniture or other decor, so be sure to consider adding some color into your redesigned room. These tones work well in bedrooms or living spaces that need a refresh.
These current paint trends focus on where paint meets peaceful, as well as making the most out of your space. Using similar color palettes, these trends make it easy to create a seamless living space throughout your home. Lennar values homeowners’ design preferences, which is why we offer a variety of upgrades and options to suit your desires. Each floor plan is built to help you maximize your space and live fully in the comfort of a new home specific to your lifestyle. And every Lennar’s home includes our signature Everything’s Included and Connected Home features including wifi guaranteed with no dead spots.

Between shopping for a backpack, picking out a first-day outfit and everything that comes along with starting a new school year, making sure your home is prepped is a great way to ensure your kids are ready to take on the year. While every child has their own passions and hobbies, the start of a new school year is often when schedules get the busiest. Between waking up early for school and afternoon activities, it can be hard to find time to always keep your home in order. These tips for preparing your home for the new school year can set your family up for success.
Lunch Prep Organization
Whether you pack lunches the night before or early in the morning, anything that can make the process quicker and easier is the way to go. Purchasing single-serving foods are perfect ready-to-go options. There are also refrigerator organization bins that can help you keep your food tidy and always in the right spot.

Homework Desk Space
It’s always easier to be productive and get work done in a workspace that is clean and makes you happy. Set up a designated homework area where the kids can sit each evening. The less clutter in the area, the less distractions from getting their work out of the way.
Blackout Window Shades
If your kids are light sleepers, some blackout window shades can be a great investment. That way any sunlight or headlights from your neighbor’s car won’t bother the kids while they are sleeping, and they can be well-rested for the school day.
Family-size Calendar
Keeping a large calendar in a common area of the home, like the kitchen, is great for organization. With so much going on during the school year between sports, after-school activities, social schedules and more, it can get chaotic if you don’t write it all down.
Multi-section Laundry Hamper
Busy schedules typically mean lots of laundry. While letting it pile up can sometimes be inevitable, getting a large multi-section laundry hamper may be the answer for your family. It’s a great way to have the clothing separated and make laundry time more organized for the family.

Reading Nook
Along with schoolwork, there usually comes some reading. Whether your child loves or loathes picking up a book, having a reading nook can make it fun! A small area of your home dedicated to reading time with no technology nearby, a comfy chair and as much quiet as possible can help them get their reading done.
If a new home is in your future, now is a great time to make your move. Select homes also offer flexible bonus rooms that can easily be converted into a study area to create a dedicated space to focus and get school work done. Start your search today at www.Lennar.com/Orlando.
What’s old becomes new again, as the saying goes. That’s especially true in Batavia, the oldest town in Kane County and one of the Chicago area’s most cutting-edge small cities. Once a leading manufacturer of windmills, Batavia is now home to world-leading energy research.
Batavia’s motto, “Where Tradition and Vision Meet,” also happens to serve as a perfect description of Lennar’s new collections of premier townhomes, the Urban and Traditional collections. These new townhomes are now open in Lennar’s Prairie Commons community.
In the Urban Collection, five stylish floorplans provide two to three bedrooms and 2.5 baths in three stories. The Chatham ei, showcases an open-concept design, with the kitchen overlooking the light-filled great room, which opens to an enticing deck. Upstairs, the massive owner’s suite offers a large walk-in closet. The lower floor is fully completed.
In the Traditional Collection of four floorplans, the two-story townhomes are designed for comfort and convenience. Providing a stylish, modern plan that offers two to three bedrooms and 2.5 baths. The first-floor Great Room flows effortlessly into the dining room and kitchen. The Glenshire ei, for example, boasts double-height ceilings, a state-of-the-art kitchen, a patio and a huge loft.
In a word, Everything’s Included®. That’s Lennar’s signature suite of upgrades, which most other homebuilders consider “extras,” passing those costs on to you. In fact, at Prairie Commons, the low-maintenance townhomes also include lawn care and snow removal.
Everything’s included in Prairie Commons’ location, too. The community has access to a path that leads right to the Illinois Prairie Path – great for running, walking, or biking! Prairie Commons lies on the edge of Fermilab, the nation’s premier research facility for high-energy particle physics—amid pristine green space, with bison, bird-watching and a dog training area.
Just 4 miles away, Batavia harnesses the energy of its picturesque setting along the serene Fox River. Enjoy browsing in the distinctive Batavia BoardWalk Shops. Select fresh veggies and fruit, meats and cheeses, baked goods and flowers at the Farmers Market, open June through October. Bicycle, jog or simply stroll along the 40 miles of the Fox River Bike Trail. Take the kids to the city’s water-recreation haven, Quarry Beach.
Speaking of children, Prairie Commons is ideal for families. Batavia Public School District 101’s top-ranked schools are within minutes, while I-88 is a mere 2 miles away from home.

Summer is in full gear and although we might be busy thinking of vacation trips, outdoor adventures and all the possibilities for some fun under the sun, it’s also a great time to stay ahead of the game and start thinking about the little one’s new school year. Some teachers might have prepared a list of materials for you to get your students ready, but just in case, we created a list for you to consider that will help your children have a successful school year.
Create a conducive learning space at home
Is there a comfy space in your home you can shape into the ultimate learning space? Flexible rooms like a den or loft are ideal, where you can transform the area by adding desks up against the wall, couches for some well-deserved breaks and even a television, so they can use it to stream videos or hang out and relax after classes are over. If your home doesn’t have a dedicated flexible space, get creative. Consider kitchen islands that have plenty of counter space so your students can spread their materials, dining room table, their bedroom – or take homework outside and use the patio. After all, your student’s learning space doesn’t actually have to look like a classroom.
Get your materials ready ahead of time
Your school might have presented you with a guide list of materials they will need, but it’s always better to be prepared. Of course, the essentials are obvious: writing and art supplies, binder with plenty of space if they are taking multiple subjects, sticky notes and clipboards, storage supplies at home to help them stay organized, pens and pencils of every color to coordinate. You also want to act early. A lot of stores will be busy the week before school starts and could be sold out of supplies, so start preparing now and enjoy the last few days of summer before school with your loved ones and not stressing out running from store to store.
Set a schedule before the school year actually starts
Summer schedules and school schedules are vastly different. A few weeks before school starts enjoy some morning activities, like a walk around the neighborhood, a hike, visit to grandmas or anything that will help them get their clocks back to school mode. Also, for parents, you might need to prepare as well. Do your kids eat breakfast at home or at school? If they eat at home, you might have to wake up earlier and get breakfast ready for them. Back to school is an adjustment for everyone, but with a little prep in advance it can be an easy transition for everyone in the family.
Make a move that matters today – not tomorrow
If a new home is in your future, now is a great time to make your move. Lennar offers an array of new home communities across the Nashville area, each boasting their signature Everything’s Included® features. These provide wifi designs with whole-home coverage with no dead spots, so your students can research and get their homework done seamlessly right from home, as well as stream or game for those well-deserved breaks. Select homes also offer flexible bonus rooms that can easily be converted into a study area to create a dedicated space in their home to focus and get school work done.
