The start of a new year is the perfect opportunity to start fresh in a new home, and current low market rates make this a great time to buy. While starting your new home search may feel a bit intimidating, we’ve put together some helpful tips on how to approach your new homebuying journey with Lennar and WCI in 2021.

Priorities

A great place to start assessing your needs is to make a list of what features you’re looking for in a new home. Lennar and WCI offer a wide range of floor plan styles with different features such as granite or quartz countertops, hardwood or tile flooring, and optional outdoor living spaces. By making a list you can help narrow down your design preferences and determine which home and/or community is the right fit for your family.

Research

Once you’ve narrowed down your list of wants, you can apply this knowledge to your search. Lennar and WCI consistently share new information about upcoming communities and delivery of new home phases, so that you can keep up to date on the latest offerings. If there is a specific community, school district, or home style you are seeking, Lennar and WCI can provide tailored communications to help you find the perfect fit.

Budget

It is very important to keep your budget in mind throughout the homebuying process, with savings set aside in order to pay for moving costs or necessary repairs to your current home if you need to sell. While many homebuilders offer certain features at an extra cost, Lennar’s Everything’s Included® approach means you’ll receive all the features you want such as energy-efficient appliances, digital connectivity, upgraded fixtures, and much more. This will really help you budget for your new home, without having to consider costs for kitchen appliances or bathroom fixtures.

Warranty

One of the many advantages of buying a new home versus an older home is a warranty program to mitigate any unexpected maintenance costs. Lennar homes offer new-home warranties for peace of mind not offered by many other builders. As part of Lennar’s commitment to quality, value, and integrity, your home is covered by a limited one-year warranty on workmanship, a limited two-year warranty on systems and a limited 10-year warranty on structural elements.

Lennar and WCI sales consultants are available to help through every step of the homebuying process, ensuring a more efficient experience for you and your family. Our consultants can answer any questions you may have about pricing, floor plans, locations, amenities, and much more, helping you to find the best home to fit your needs. As we approach 2021, we’re feeling ready to hit the ground running. And what better way to gear up for the new year and close out 2020 than in the home?

Here are our top tips for starting the New Year in a NEW home:

Shake Off the Old

Before moving into the new year, shed the old, the clutter, and the things that no longer bring you joy.

Lennar Atlanta

Organize What Remains

Your home is clutter-free. Now what? If you want to go into the new year feeling fresh and ready to tackle life, it’s time to get organized. Order storage bins for seasonal clothes, acrylic trays for cosmetics and stationery, and bamboo separators to help keep your clothes and junk drawer in order. Sort and file paperwork and essential documents, color coordinate your closet, alphabetize your books, CDs, etc. The goal of organizing is to create efficiency, so keep this in mind when you’re at work. When your home is streamlined, your life is streamlined. Keeping an organized home will allow you to have more time, more clarity, and more energy. Leave no cabinet, refrigerator, shed, garage, desk, or vanity unorganized.

Decorate for the New Year

You don’t need to redecorate your home every year, but it’s always nice to refresh your interior design, add some modern updates, and remove outdated decor. Refreshing your space can mean swapping out old photographs from frames and replacing them with current shots, and taking last year’s artwork off the refrigerator. It can also mean trading in an old dingy sofa for something more modern and comfortable, or finally swapping out that hard as a rock mattress for something a bit plusher. However, you choose to update your home and space, consider the functionality and how it will improve or enhance your daily life or make it easier.

Create Your Goals

For aspiring homeowners, your New Years’ prep will look a bit different. If you’re ready to invest in a new home in 2021, this is the time to create a plan and some attainable and actionable goals. First, discover your dream community. Whether you’re a growing family, a young professional, or at any other point in your life, there is a Lennar community that’s perfect for you.

Next, select your location. Do you want to be in Atlanta’s vibrant downtown or a quaint lakeside suburb? Do you want a luxury single-family home or a low-maintenance townhome? Once you decide on the community and floorplan, you’ll have a better idea of how much you’ll need to save to buy the home of your dreams. Our Internet Sales Coordinators are available to assist you with your search and guide you in your new home buying journey.

As we head into a new year, we want to take a look back on all the things we’re grateful for at Lennar Philly Metro, from the opportunity to work with local charities (Philabundance, the Food Bank of Delaware, Toys for Tots and St. Mary’s Franciscan Shelter for Homeless Families) to the new communities that we’ve opened. Above all else, 2020 has reinforced how important home is, and we’re happy to say that we have more communities and homes coming to Pennsylvania and Delaware in 2021!

New Home Communities in PA and DE

Over the past year, our team opened two beautiful new communities at Lochiel Farm in Exton, PA and Magnolia Reserve in Spring City, PA. In addition, Land Acquisition placed a total of 12 new communities under contract, totaling 1,592 homesites throughout PA and DE!

Several of these new communities have already closed or are slated to close soon, including Steelpointe in Phoenixville Borough, PA, Reserve at Woodside Creek in Richland Township, PA, and the Meadows at Hillview, an active adult community in Caln Township, PA.

In addition, we have a robust portfolio of properties that are currently in the entitlement process that are preparing to open over the next year, as well as a brand new active adult community, Auburn Square, in Kent County, DE that will be opening late Summer 2021!

“This has been a tremendous year of growth and prolific activity in the marketplace for land,” says Matt Caffrey, our Director of Land Acquisition. “Our team has worked incredibly hard identifying and acquiring some of the best communities in our market. We are very excited about the direction our division is heading and we’re gearing up for even more great things in 2021.”

At Lennar, we’re incredibly grateful for the opportunity to do what we love the most — building communities of unmatched quality and lasting value as we give back to those in need. Through our land acquisition efforts, we’re proud to be able to build homes in the best locations for families all over the greater Philadelphia Metro area. We look forward to what’s in store for 2021!

We’ve waited all year for the announcement of Pantone’s Color of the Year for 2021 – and for next year, we got two! Introducing PANTONE 17-5104 Ultimate Gray + PANTONE 13-0647 Illuminating, two vastly different colors that when combined together, evoke a sense of thoughtfulness but with the promise of sunnier and brighter days ahead.

The reason why this unveiling is highly anticipated throughout the year is because it influences both buying decisions and product development for the following year and many more to come. The Pantone Color of the Year is a trendsetter, not just within the interior design industry but also in fashion, graphic design, industrial design, product packaging and more. We are excited to see where these bold and lively colors will appear throughout different industries.

“The union of an enduring Ultimate Gray with the vibrant yellow Illuminating expresses a message of positivity supported by fortitude. Practical and rock solid but at the same time warming and optimistic, this is a color combination that gives us resilience and hope. We need to feel encouraged and uplifted; this is essential to the human spirit.”

– Leatrice Eiseman, Executive Director of the Pantone Color Institute

To celebrate the announcement and to help you implement these stunning colors into your home décor, check out our tips below for inspiration and let us know how you plan on adding Ultimate Gray and Illuminating into your spaces!

Accent pillows & blankets

There’s nothing wrong a few simple touches. If you’re not ready to paint a whole wall or want a more cost-effective way to incorporate these colors into your home, adding pillows and blankets are a great way to update your décor. Best of all, it’s completely flexible. Get creative: mix and match different patterns, textures and hues to create the ultimate space.

Wall accents

If your walls are looking a little bland, consider wall accents or if you’re looking for an easier way to spice up a room hang up wall art with vibrant colors. It’ll really help illuminate any space, just take a look at these two bedrooms! Don’t they evoke a bright future?

Decorative items

Along with accent pillows and blankets, another easy and inexpensive way to embrace these two colors are through decorative items. From vases, sculptures, book sets, figurines, coasters, lamps and more, it’s never been easier to implement Pantone’s Colors of the Year in your beautiful home.

Once you have moved into your beautiful new Lennar home, you may be ready to relax. A great way to do this is by sitting next to a fire with your feet propped up and hot chocolate in your hand! Sounds wonderful, doesn’t it?  Many people have found that once they are completely unpacked, it’s easier to focus their time on the exterior of the home. When buying a brand-new home there is always a professional landscaped baseline to start with. The backyard however, is usually where there is a clean canvas to make it what you want.  If the “sitting around a fire” scenario was right up your alley, we have some helpful tips to build your own fire pit!

Supplies you will need:

For your bricks or stacked stones, retaining wall bricks or concrete pavers are a great idea because of their sturdiness and durability. You can find these items at any home improvement store.

Step 1. Create a circle where you would like to place your fit pit

Be sure to pick a spot a safe distance from any structures, trees or bushes. An easy way to create a circle is to place a stake in the ground and tie a string to it. Pull the sting tight and walk in a circle around the stake. This will create an equal circle for your base. Most fire pits will be about 4-5 feet in diameter, so make your sting roughly 2-2.5 feet long from the stake.

Step 2. Remove Grass

Now you will use your shovel to dig out the inside of the circle. It is ideal for your hole to be about 6-12 inches deep.

Step 3. Flatten down the dirt

Just like it sounds, you take the back of your shovel (or a tamp if you have one) and flatten the dirt. You do not want loose dirt to build your fire pit upon.

Step 4. Make sure your circle is level

If you have a level, this a great time to break it out. This will be the foundation. If this is uneven or slanted, your fire pit will be too.

Step 5. Add gravel

You will want to add a layer of gravel to cover the circle. This will help create a base to prevent shifting.

Step 6. Lay the bricks or stones

On top of your gravel, you will create a circle with the bricks or stones. Keep stacking until roughly 12 inches tall, or taller if you like! If you feel like it needs to be sturdier you can also use some fire-resistant mortar between the bricks. However, this is not necessary- the bricks or stone will be heavy enough to hold in place.

Step 7. ENJOY

Now it time to sit back and enjoy your labor!

Did you realize it was that easy? This can be completed in an afternoon and you can have your feet up by the evening!  What a better welcome than to show your friends and family around your new home and spend quality time social distancing around the fire.

Be sure to reach out to your local fire code department and homeowner’s association to see if you are allowed a fit pit in your area, and if you are, how far away from a structure it will need to be placed. While you are making a few phone calls, call 811 to ensure you are not digging into any gas lines.

Backyard space is always a favorite. Reach out to our Internet Sales Consultants to hear more about details of homes in the Nashville area.
