You’ve done it! You are buying a new home. It’s the American Dream – having a place to call home, a place to keep your most prized possessions. Buying your very first home is an exciting time and as you know it doesn’t just happen overnight. The homebuying process may start at least a year in advance, usually the first time you catch sight of a place that you can imagine yourself and your family living in. This is then followed by months of scrutiny on various styles of architecture, sizes of yards and qualities of school zones. Soon enough, you zone in on the perfect neighborhood, with the perfect home for you and your family. Then, comes the financial process, here are some financial tips and hacks for first time home buyers.

1. Get your financial home in order, the sooner the better. This will help you (and your potential lenders) know exactly how much home you can comfortably afford. Prepare a Net Worth Statement – a comprehensive report listing all your assets and debts. This will show you not only how much you can afford to put down, but equally importantly how much you can afford to pay each month.
2. Establish a monthly budget – a comprehensive report listing in precise detail all your current monthly expenses (credit cards, utilities, gas, food, etc.) Leave nothing out and label the first column “before.” Then in a second column list new or increased expenses, for example: your electric bill will likely be higher, and you should add things like property tax, utilities, homeowner fees, lawn care, maintenance, pest control, and other new needs and wants.
3. Know your credit score, because that’s how potential lenders are evaluating your creditworthiness. Potential lenders are looking for confirmation of your steady income, that you have the cash reserves for a down payment and that you have a good credit history. Start right away by pulling your FREE CREDIT REPORT from the major credit agencies (Equifax, TransUnion, and Experian) and by identifying and updating any items listed incorrectly. Work with the credit agencies as well as the vendor in dispute to resolve each issue. And at least for the year or so that you are in the process of buying a home, consider one of the paid credit monitoring services to keep an even closer look.

4. Be realistic with your expenses and plan for your future. Remember the commitment you are making with your new home loan is typically 20 to 30 years. So, spend careful time identifying your long-term goals such as travel, education, and retirement. Have a solid 20-year financial plan illustrating where you are, where you want to go and how you will get there. Congrats, you own a home! Your dream of being a homeowner is finally a reality. But lurking just beneath the euphoria is the realization that you’re on your own now. No building superintendent to fix a leak. No landlord to repair the air conditioner. Home maintenance and repairs are now your responsibility.
Maybe you have a homeowner’s warranty that protects you from major problems — but it’s not going to replace light bulbs or clean your gutters.
Here are five common problems new homeowners have (and how to solve them):
Your home might be made up of wood, metal, and fabric, but your yard is a living thing that requires your attention. If you’re starting from bare ground, you have to consider seeding or sodding and what grass and plants work best for your location. If your lawn is established, you have to think about watering (how often and how much?). Then there’s fertilizing (what kind and when?), spraying herbicide, (pre-emergent, post-emergent — what does that mean?), and mowing (how short, how tall?) Your first decision is whether to hire a lawn care professional or take on the work yourself. If you choose the latter, you’re in for a crash course on lawn care — and a trip to the store for a lawnmower, edger, fertilizer spreader, and weed whacker.

Water overflow occurs when your drain or toilet gets clogged. Whether the drain was clogged by hair or an entire roll of paper your 4-year-old flushed down the toilet, the first priority should be to stop the water immediately. Most sinks, lavatories, and toilets have a water cut-off valve on the wall where the water lines come in. If cutting that off doesn’t work, you will have to shut off the water at the meter in the yard. This involves a special key, available at home centers. While you’re there, arm yourself with a plunger, a can of drain cleaner, and a snake (a flexible rod that clears minor obstructions that you will eventually need). If you are not able to fix the problem, call a plumbing company and let the pros take care of it.

If your entire home goes dark during a storm, you’ll have to wait it out until the power company does its thing. But if the power goes out in just part of the home, a circuit breaker has tripped. This may be because you plugged too many things into a single circuit or because you have a power fluctuation or short circuit in your system. Every home has an electrical panel containing fuses or circuit breakers. Know where yours is located and which fuses or switches control each circuit. If your problem is a simple overload, the fuse has burned out or the switch for that circuit will have flipped itself to the off position. Unplug some appliances from the circuit and replace the fuse or flip the switch on again. If it goes out again, you may have a bigger problem. Call an electrician. Caution: You do not want to attempt any electrical work without killing the circuit.
One of the obligations of homeownership is changing the filter on your HVAC system. Although your air conditioner compressor is outside, your main unit is in a utility closet, basement, or attic and that’s where the filter is. The filter keeps dust and other gunk from being sucked into your blower fan, and if it’s not changed regularly, you’ll develop HVAC problems. Different units need different sized filters, and you’ll find them at home improvement centers. Follow the manufacturer’s recommendations on how often to change the filter — usually monthly or quarterly.

Even if your home is brand new, you’ll face handyman chores from hanging pictures to tightening knobs on kitchen cabinets. Start building your toolbox with the essentials right away.

Florida living is known for year-round sunshine, warmth, and swaying palms, but an unfortunate downside is the yearly threat of hurricane season. However, we’ve put together a checklist of items so that you can make sure you’re ready long before the next storm hits!
Have a plan in place. Make sure you and your family have a plan in case you lose access to basic services such as power and water. The Florida Department of Emergency Management provides an interactive online tool, called Get a Plan!, which helps families and business stay prepared. You can also track the progress of a storm through the National Hurricane Center’s website, which provides the most up-to-date information on weather developments.
Make an emergency kit. It’s important to know what items are essential to your family’s needs in case of an emergency. The Florida Division of Emergency Management recommends that you maintain a well-stocked disaster supply kit to last you and your family for a minimum of seven days. While each individual or family’s kit differs based on personal needs, here are a few suggestions to get you started:

Secure your home. Knowing how to secure your home in preparation for a storm is very helpful and can protect against damaging winds and storm surges. Here are a few suggestions for ways to prepare your home:
Have a place to stay. In case a situation arises where you need to leave your home, it is important to know of a nearby place of safety or shelter. While you may have friends and family that you can stay with during a storm, it is helpful to know of a local shelter just in case. The Florida Division of Emergency Management maintains a list of open shelters on their website. If you have a disability or special needs such as a medical condition, you should register with your local emergency management office.
Follow updates. It is important to stay connected during a severe weather emergency so that you can follow all the latest updates. The State Assistance Information Line (SAIL) is a toll-free hotline that is activated to provide up-to-date information on emergency situations in the state of Florida. The SAIL hotline number is 1-800-342-3557. You can also monitor hurricanes using FEMA’s app which is available for mobile or follow social hashtags such as #HurricanePrep.
