How to be a savvy driver and avoid traffic when the school-year begins!

With all the high-tech traffic news coming out of the Metroplex in recent months about ridesharing, the new school year looks like it could be a Sunday drive.

Two big stories about futuristic transportation initiatives arrived back-to-back this spring from Arlington and Frisco, both cities where Lennar boasts a host of Everything’s Included® communities. Everything’s included, apparently, also includes ways to make your drive to work easier, especially when the kids get back to school and the roads get back to jammed.

In May, CNBC reported that a California-based software company was set to launch an autonomous ride-hailing service in July in Frisco. Drive.ai selected the highly desirable city north of Dallas for its pilot program to operate a fleet of Nissan NV cargo vans.

With a smartphone app, you simply hail one of the distinctive orange vehicles, and the car takes you on a “micro-transit,” a five- to seven-minute trip where you just don’t feel like driving yourself or park once you get there. You also get the joy of a driverless car dealing with other drivers.

While some folks may have concerns about autonomous technology, experts and proponents say the great thing about AI, or Artificial Intelligence, is that it learns as it goes along. Which is the same way we all learned how to drive, anyway?

Meanwhile, Travel + Leisure reported in March that the city of Arlington is replacing its city buses with 10 Mercedes-Benz vans. Come again? Using a new app-centric ride-sharing program, riders in Arlington can summon vehicles from Via, a service similar to Uber and Lyft, according to T+L, which cited CBS This Morning.

Via’s prices aren’t all that different from a bus or metro ride in other major cities. You can fetch a vehicle on-demand for a flat $3 fee or purchase a $10 weekly pass.

Millennials are often described as the renter generation or being slow to join the real estate market. However, this Credit Union Times article by Roy Urrico reveals more millennials are becoming homeowners. Mortgages to millennials for or new home purchase continue to rise and accounted for 91% of closed loans in the month of June.

Mortgages to millennial borrowers for new home purchases continued to climb in June, accounting for 91% of closed loans, according to the latest Ellie Mae Millennial Tracker report.

The Pleasanton, Calif.-based provider of cloud-based platforms for the mortgage finance industry, found in May 2018 new home purchasers born 1980-1999, up from April’s 89%, and January’s annual low of 81%. The latest Millennial Tracker also revealed conventional loans accounted for 69% of all closed loans for millennials in June and FHA loans came in at 27%.

A press release from Ellie Mae indicated this parallels the Census Bureau’s latest quarterly homeownership and vacancy report that shows homeownership across millennials age 35 and younger increased slightly, representing 36.5% of all homeowners, compared to 35.3% in the first quarter of 2018.

Conventional loans remained attractive among millennials, representing 69% of all loans closed in June, a slight gain from the 68% in May. FHA loans represented 27% of all closed loans to this generation, down one percentage point from the month prior. Ellie Mae noted this is significantly higher than the Ellie Mae June Origination Insight Report data, which showed FHA loans represented 20% of closed loans in the month for borrowers of all ages.

The average millennial borrower FICO scores across all loan types grew a tad in June to an average of 723, up from 721, which held steady March through May. For purchases, the average FICO score was 746 for a conventional loan, 681 for an FHA loan and 744 for a VA loan.

“As it remains a competitive, purchase-centric market, we will continue to keep a close eye on the purchase trends amongst millennials,” Joe Tyrrell, Ellie Mae’s executive vice president of corporate strategy, said. “This new generation of homebuyers wants the capability of an on-demand mortgage, and we are working to provide borrowers a convenient and secure digital mortgage offering that makes the homebuying process a seamless experience.”

Across all loan types, it took millennials an average of 42 days to close on their loans in June, a day longer than in March, April and May. Purchases took an average of 41 days and refinances took an average of 45 days.

In June, the hottest housing markets for millennials were primarily in the Midwest. The top markets by percentage of millennial loans closed included Clarksburg, W.Va. (65%), Watertown, S.D. (65%), Boone, Iowa (64%), and Dickinson, N.D. (61%).

The Ellie Mae Millennial Tracker is an interactive online tool that provides access to up-to-date demographic data about this new generation of homebuyers. It mines data from a sampling of approximately 80% of all closed mortgages dating back to 2014 initiated on Ellie Mae’s Encompass all-in-one mortgage management solution. According to the firm, given the size of this sample and Ellie Mae’s market share, it is a strong proxy of millennial mortgage indicators across the country. Searches can be tailored by borrower geography, age, gender, marital status, FICO score and amortization type.
