Lennar has completed construction at the final piece of a 201-unit luxury condominium complex in Weehawken, as it approaches a sell-out of another nearby community on the Hudson waterfront.
The homebuilder said Tuesday that it was marketing the last remaining units at Henley on Hudson, having completed the 67-unit final building on the property. About a half-mile north, Lennar has sold nearly all of the homes at the 103-unit property known as 1200 Avenue at Port Imperial and is now marketing three remaining model units.
Both are part of the two-mile-long, master-planned Port Imperial development along the Hudson River.
“Both Henley on Hudson and 1200 Avenue at Port Imperial demonstrate Lennar’s commitment to creating exceptional luxury residences on the Weehawken waterfront that offer modern lifestyle amenities, views of the Manhattan skyline, and an easy commute into the city,” said Craig Klingensmith, division president of Lennar’s Northeast Urban Division. “We are thrilled with the way they have been embraced by residents and, while we are proud that a full sell out is on the horizon, we are also glad that we still have the opportunity to welcome some new home buyers to both communities.”
At Henley on Hudson, the remaining homes are priced between $875,000 and $2.5 million, featuring layouts ranging from 1,165-square-foot one-bedrooms to 1,964-square-foot three-bedrooms, Lennar said. Homeowners at the complex have access to amenities such as a cardio fitness room, children’s playroom, lobby lounge and an outdoor garden terrace, along with a private 6,000-square-foot clubhouse with additional fitness and recreation options.
At 1200 Avenue at Port Imperial, which is the second building in Lennar’s Avenue Collection, the remaining condos are priced between $1.399 million and $3.75 million for the remaining residences, the firm said in a news release. Features include a modern, high-end fitness center and a Skyline Social Room with lounge space, catering kitchen, bar and other spaces.
Both communities benefit from Weehawken’s location opposite Midtown Manhattan, its access to mass transit and its quieter, more suburban residential setting than Hoboken or Jersey City, Lennar said. But the complexes still offer conveniences such as walkable shops, restaurants and recreation.
Buyers also benefit from Weehawken’s recent property tax reduction from 2.23 percent to 1.49 percent.
The gardening season isn’t over just because the kids are going back to school! Fall gardening is a prime time for many wonderful fruits and vegetables that are great to incorporate into your meal planning. Consider growing these vegetables and fruits that will flourish this fall:
1. Squashes
If you planted any kind of squash seeds or starters this summer you will should be just about ready to harvest them from the garden in the fall. Varieties like pumpkins and butternut squash mature in the fall and add a beautiful color to your table around this time of year. Other squashes, like zucchini, have probably been producing regularly all summer but may still grow well into the fall season. Use these in your daily cooking, home decorations, or give them to friends and neighbors if you have grown too many.
2. Melons
Other big stars of fall are the melons that have been growing in your garden. Due to their size, melons take up a lot of space and time in order to mature fully. Early fall is a great time to harvest those big watermelons from the garden as well as cantaloupes and honeydew. You’ll know that a watermelon is ready when the underbelly, the side that is on the ground, turns yellow for a sweet and juicy fruit from the garden.
3. Lettuce
Thanks to the cooling temperatures, planting lettuce varieties in the fall is a great time to take advantage of the tail end of the growing season. Lettuce is quick to germinate and can easily be grown in just a few weeks. Consider trying out a few different varieties like kale or cress in order to broaden your horizons. Plant in stages a few weeks apart to have a constant supply of lettuce until the first frost occurs in your area.
4. Broccoli
This is another cold weather vegetable that enjoys the cooling nights that fall can bring. Broccoli will take longer to germinate and produce than lettuce but it is a great option for fall gardening. Depending on your growing season, make sure to start broccoli off early enough before the first frost. Harvest by cutting off the broccoli stems when the heads are small and compact.
5. Peas
This is another cool season vegetable that is easily grown in the fall. Peas enjoy cooler temperatures so fall is a great time to plant them in the garden. Consider starting them a little bit early in an air conditioned home so that they are big enough to do well outside. Transplant them when the hot summer is waning and cooler fall temperatures have arrived. Make sure to allow the peas to climb up something in order to keep them from getting too bunched.
6. Apples
A favorite fruit this time of year are apples and all of the great dishes that can be made with this sweet fruit. Apple picking is a fall staple as the apples finally are big enough to pick. If you don’t have an apple tree consider visiting a nearby orchard for farm fresh varieties. If you notice that a neighbor has an apple tree that they won’t be using consider asking to pick their apples so that they don’t go to waste.
There are plenty of options for harvesting and planting fruits and vegetables during the fall season. Take advantage of your location and understand how long your fall will be with cooling temperatures. Make sure to take into account the varieties of vegetables that you plant in order to be able to harvest them before the first frost arrives. Over two years ago, I converted my old “dumb” home into a still-old “smart” home.
I’ve been using a smart-home system for the past two years that lets me control my home’s climate, door locks, and security, and it has proved indispensable.
In fact, I would take my existing devices or buy smart-home devices if I were to move.
It’s not so much the convenience of controlling these things from the couch or even abroad — it’s the peace of mind of knowing away from home that I locked the door or set the alarm, and the reduced energy bills from better managing the heater or air conditioning.
Plus, controlling things like the temperature with my voice on smart speakers like Amazon’s Echo or Google’s Home devices, while not perfect, can add a futuristic touch.
Oddly, my favorite connected device in the house is the smart doorbell. Apartment dwellers may scoff, but I doubt any homeowner would prefer not knowing who’s ringing at the door at 2 a.m. (You’ll find that story below.)
The best thing about using smart door locks is checking to make sure you did, in fact, lock the door on your way out. It’s given me incredible peace of mind.
Otherwise, locking the doors through the app and smart speakers like Amazon’s Echo has been a nice little extra. I basically don’t have to physically lock or unlock my doors.
Would I pay for new smart locks if I moved to a house with normal locks?
They can be expensive — about $200 for a highly rated model. But for a single door that’s the main point of entry, I’d absolutely buy a smart lock.
The best thing about the smart doorbell I’ve been using is the camera and talk-through feature, as well as the video recordings whenever there’s activity around the main door.
Having a video feed of my home’s main point of entry has been incredibly comforting at times. Checking the feed when you hear a strange noise or an unexpected doorbell ring, or to find out who’s there without shouting or letting them know I’m at the door, is unequivocally better than not having the option.
One night, at 2 a.m., my wife was on the iPad and saw a notification that someone rang the doorbell. Using the doorbell’s video and audio feed, I could see that it was the police, and I was able to ask, from my bed, why on earth they were ringing my doorbell at 2 a.m. Eventually, I crawled out of bed to talk with them.
It turned out they were checking in, as the officer had apparently seen a “suspicious” vehicle drive into my driveway earlier that day. I’m very appreciative. But ringing the doorbell at 2 a.m.? My wife thought we were getting burgled — albeit by courteous burglars who ring doorbells before they steal your stuff.
Would I pay for new smart doorbell if I moved to a house with a normal doorbell?
For between $100 and $250, yep.
For me, controlling the temperature using my phone is more about saving on energy and utility bills than the convenience. I can turn down the heat or air conditioning from anywhere in the world if I forgot to do it before leaving. I’ve certainly noticed a drop in energy bills since using a smart thermostat.
The convenience is nice too. Like with the door locks, I don’t need to walk to a thermostat to change the temperature. I’ve definitely felt lazy doing it, but that’s not the smart thermostat’s problem.
Some smart thermostats like Nest learn your climate habits over time and can control your home’s temperature without your doing anything.
Would I pay for new smart thermostats if I moved to a house with normal thermostats?
Absolutely. Saving on energy bills and having more control make the price of a good smart thermostat — between $100 and $250 — worth it, in my opinion.
