Wallpaper

Everything comes back in style. This old saying not only applies to clothing, but to home décor. The trend of wallpaper has resurfaced, and this time around, it has big and bold patterns, geometric shapes, and watercolor art. In fact, some wallpaper is now designed by artists.

Interior designers are finding interesting new uses for wallpaper, such as framing it behind a nightstand to bring color into a room without using paint. It’s a good way to add an accent wall in a kid’s room or make a “wall mural.”

WCI’s Sanctuary Cove model homes located in Palmetto use this technique as accent walls in the hallway and master bedroom, and on some of the ceilings.

Just about any type of wallpaper can be purchased online – from whimsical flowery patterns to textured patterns, such as faux brick or embossed styles. Some websites will send you a small sample of the wallpaper so you can visualize the colors and pattern in the room.

Wood pallets

Decorating with wood pallets is very popular for those who want a “barn industrial feel.” This can be accomplished through reclaimed wood, or even faux wood.

At the model homes at Estancia in the Wiregrass area, WCI is installing a whole wall feature with peel-and-stick faux wood made of foam that looks just like reclaimed wood. In the waterfront community of Southshore Yacht Club in Ruskin, the model home has wood features on the walls of the open-concept living room and dining room area, as well as in a bedroom.

Patterned tile

Patterned tile is one of the latest trends in bathrooms and kitchens. This feature can add more character to those rooms. Depending on the style of your home, patterned tile can enhance farmhouse chic décor, while a Spanish tile design with bold colors can add a wow factor as a backsplash behind the stove.

Ceiling treatments

Decorating a ceiling isn’t often top-of-mind for homeowners, but it’s a growing trend in new homes. The styles vary, and can include painted bead board, Victorian wallpaper, or an embossed ceiling.

There’s even a comeback in tin ceilings (actual tin or even wallpaper made to look like tin), which originated in the late 1800s and can still be found in some historic buildings.

Select homes in Sanctuary Cove come with coffered ceilings and thick crown molding, which can be painted a different color to give the room more dimension.

Lennar will  be opening it’s first townhome community, Fulton Station’s Urban Villas, inside Houston’s 610 loop. The parent company of Houston-based Friendswood Development Co., which oversees more than 30 communities across greater Houston, is building its first residential community inside the 610 Loop.

Miami-based Lennar Corp. (NYSE: LEN) has begun preselling the 39 townhomes in Fulton Station, which will be built at Fulton and Cavalcade streets about 2.5 miles north of downtown and half a mile east of Interstate 45 near the Heights, according to a press release. The two-story homes are starting in the $349,000s and will range between roughly 1,400 square feet and 1,600 square feet.

The MetroRail Cavalcade Station, which services the Red Line, is across from the community on Fulton Street, and Lennar will construct a private, gated entrance to the station for residents.

According to records with the Harris County Appraisal District, Fulton Station will be built on a collection of land parcels acquired by Lennar Homes at the beginning of 2018. The records do not show former owners, square footages or appraised values. Houston Business Journal has reached out for more information.

Adjacent to the property is a 4,000-square-foot abandon-looking art studio at 226 Cavalcade St., according to Google Maps and Harris County Appraisal District records. That property has an appraised value of about $233,000.

Each townhome in Fulton Station will offer a private backyard and two-car garage. The residences will also feature Lennar’s Wi-Fi CERTIFIED™ Home Designs, which include home automation with voice control over lights, locks and the thermostat. Two model homes are expected to be finished this summer.

HBJ first learned that Lennar was planning Fulton Station in April, just before Friendswood Development Co. held a grand opening for Neumann Oaks, a 22-townhome community on 2 acres off Lehman Street near the Garden Oaks-Oak Forest area. That community’s duplexes are priced between $333,990 and $343,990.

Both Fulton Station and Neumann Oaks are among the company’s “in-town” communities for the greater Houston area. It has a total of seven of such communities, according to its website.

Friendswood Development Co. recently announced that it is launching a new 514-acre master-planned community called Baytown Crossings in Baytown’s extraterritorial jurisdiction. The first homesites are expected to be available for builders in early 2019, and the community’s grand opening is planned for summer 2019.

In 1963, Friendswood Development launched Clear Lake City, the first master-planned community in the Houston area. The developer has since built several major communities — including Fairfield in northwest Houston, Friendswood in the south and Kingwood in the northeast.

Currently, the company is the fourth-largest developer of master-planned communities in the Houston area, based on its 5,200 local acres owned as of last fall, and developed 1,732 lots locally between October 2016 and September 2017.

In October, Lennar announced it would merge with Arlington, Virginia-based CalAtlantic Group Inc. in a deal valued at $9.3 billion, including the assumption of $3.6 billion of net debt. The merger closed in February, making Lennar the nation’s largest homebuilder, according to sister paper South Florida Business Journal.

Amazon has partnered with home builder Lennar to install its Alexa technology in model homes, creating “Amazon Experience Centers” where people can tour the premises and use simple voice commands to turn on the TV, turn down the lights, play their favorite music on wireless speakers and even do a bit of cleaning.

What’s happening?

Model homes built by Lennar and outfitted with the Alexa-activated technology are now open to the public in 15 cities across the country, including Miami, Washington, D.C., Dallas, Seattle, Los Angeles and San Francisco. More of the homes are in the works.

Why does it matter?

From Amazon’s perspective, the new partnership could give it an edge in the booming smart-home market, which is expected to see global sales reach more than $107 billion by 2023. Google and Apple are also competing for smart-home dollars with hundreds of products ranging from smart refrigerators to smart light bulbs.

How could this affect me?

In five years, pretty much everyone will have a digital assistant like Amazon Echo or Google Home plugged in somewhere in their home, predicts CNET editor-in-chief Lindsey Turrentine.

“It’s an experience. It’s more than just a feature,” says Jeremy Parness, division president, Lennar California Coastal. “It’s anticipating the way we’re going to live every day and it will function very intuitively.”

Consumers can tour the gadget-laden homes to try out Amazon products without purchasing them, something they can’t do online.
