VALLEJO — From the outside, homebuilder Lennar’s model home in Vallejo could be any other house in a new suburban development. But that’s where the similarities end and the future begins, courtesy of a new smart-home partnership with Amazon.
This week, Amazon and Lennar began showing off what they are calling the Amazon Experience Center, a pre-wired, voice-activated smart home at a North Bay Lennar housing development, along with similar model homes in seven other locations across the country.
Lennar — one of the nation’s largest homebuilders — plans to build Amazon’s Alexa voice-assistant technology into the design when constructing all of its houses nationwide from now on. Because of the partnership with Amazon, this technology package will come standard and will not add anything to the base cost of the home. Alexa will be able to handle many of the mundane, everyday tasks that those who buy the developer’s homes currently do on their own.
Talk to Alexa and, thanks to the Amazon Echo devices that are standard with the house, you can close your shades, find a movie to watch via Amazon Prime — and the Amazon Fire TV that comes with the home — schedule automatic orders of household goods, or order those things directly by using the Amazon Dash buttons that also come standard with the home. Finally, you can lock your doors and set your thermostat as you turn in for the night.
Technology that handles such chores isn’t new; Amazon, Google and Apple have offered voice-command assistant technology for years. But a home built from the ground up with a full suite of one company’s home-control technology takes the concept to another level. And while Alexa — or any other kind of voice-command platform — offers convenience, the Lennar-Amazon connected-home model presents a slate of questions about just how much control one company can and should have over an individual’s daily routines, habits and privacy.
“This definitely takes the ‘everything store’ to another level, delivering not just products, but nearly every service one could need in a given day,” said Gene Munster, partner with tech research firm Loup Ventures. “A wholesale upgrade to a fully smart home gives Amazon a lot of power over whoever lives there. Each incremental smart device you control with Alexa is another touch point for the Amazon brand and makes Prime a little more difficult to leave.”
During a tour of the Amazon Experience Center home in Vallejo, Tom Burrill, Lennar’s Bay Area division president, said that for some, facing such new technologies in the home “can be intimidating,” but that seeing the devices in a home setting can alleviate worries about how everything works together.

In a new partnership designed to create a “smart home lifestyle,” Amazon and homebuilder Lennar have come together to launch Amazon Experience Centers, home communities outfitted with smart-home technology so residents can “live life with hands-free convenience,” according to Amazon.
Georgia’s first Amazon Experience Center is taking shape in Cumming in the Mountain Crestcommunity, which, when completed, will feature 674 homes divided up into different neighborhoods based on housing structure.
For instance, Stablegate is a collection of townhomes ranging from 2,300 square feet to 2,500 square feet, with prices in the high $200,000s.
In Bridlewood, ranch homes are available starting with 1,683 square feet and reaching 2,117 square feet, with pricing in the low $300,000s.
The Lennar real estate site doesn’t say much about the home’s building features, but instead focuses on the Amazon capabilities found within.
Every home will be outfitted with an entire suite of Amazon products, including an Echo Show (video screen), Echo Dot, Sonos One (wireless speaker), Baldwin Evolved Smart Lock, Honeywell Lyric Round Wi-Fi Thermostat 2.0, Lutron Smart Bridge Pro (smart shades, lights, etc.), Ring Video Doorbell, and Samsung Smartthings Hub.
Neighborhood amenities will include a large, chalet-chic clubhouse with Olympic-sized swimming pool, second splash pool with double-loop water slide, tennis and pickleball courts, enclosed children’s play park, and personal residence yard maintenance.
With 120 homes sold thus far, Amazon and Lennar say these offerings are geared toward the way people are living today.
“Homebuyers appreciate that the technology is built right in to the home so they can just move in and experience a new way of living,” says Casey Hill, Lennar’s division president for Atlanta. “Lennar is great at building homes, and Amazon is great at bringing them to life. We share an obsession for great customer experiences, so this is a natural fit.”
In fact, Hill says this approach will be the future of homebuilding for his company. “This is how Lennar will build homes going forward: designed for the way people live,” he says. “Our goal is to upgrade our buyers’ lives.”
While Lennar, and possibly Amazon, will continue to build homes outfitted with smart home technology, the real question is if and when other homebuilders will follow suit.
Could a potential partnership between Google and another homebuilder be on the horizon? Time will tell.

Miami-based Lennar Corp., the largest builder of houses in the U.S., is betting new home buyers will want to live with an invisible roommate named Alexa.
On Wednesday, Lennar announced a partnership with online shopping giant Amazon that turns some of Lennar’s model homes into “Amazon Experience Centers” — showcases for smart-home products powered by Alexa, Amazon’s voice-activated digital assistant. The homes will be equipped with Echo Show and Echo Dot devices, wireless speakers, video doorbells and smart locks, thermostats and lights.
Fifteen Lennar model homes in 14 cities are now Amazon-branded, including two units — a single-family home and a townhouse — at the Satori gated community development at 16201 NW 87th Ct. in Miami Lakes.
The Satori development is comprised of 226 townhomes between 1,593-1,906 square feet; 222 executive estates from 2,187-3,162 square feet; and 34 presidential estates ranging from 2,530-4,105 square feet. Prices range from $360,000 to $800,000. The homes are built around a 67-acre lake. Lennar paid $74 million in 2016 for the entire 142-acre Miami Lakes property.
Carlos Gonzalez, president of Lennar South Florida, said that more than 50 percent of the properties have been sold and that the final phase of the development, a luxurious lakeside clubhouse, will be completed by the end of 2018.
Nearly 35,000 homes Lennar plans to build in 23 states this year will be Alexa-ready and designed in conjunction with the Wi-Fi Alliance to have no dead spots anywhere inside the residence.
David Kaiserman, president of Lennar Ventures, said the prices of the homes would not be affected by the technological additions and will include initial activation costs. People who move into the homes have the option to activate as few or as many of the services Amazon offers as part of the program.
Lennar offers a 90-day activation service to allow people time to decide if living in a voice-activated environment is for them. After that window elapses, you would pay for the elected services through Amazon Home Services.
The Lennar model homes also serve as Alexa showrooms for people who already own a place but are curious about the smart-home technology.
“A lot of people are intrigued by all the home-automation tech out there, but they’re not sure if they want to put it in their own home,” Kaiserman said. “The Amazon Experience Centers let consumers come interact with the tech and buy anything you see there. A lot of people go see model homes just to get ideas on how to improve their existing homes. This is no different.”
The venture with Lennar could give Amazon an extra boost in the increasingly competitive home-automation industry. According to a report by Consumer Intelligence Research Partners (CIRP), the number of voice-activated speakers sold in the U.S. stands at 45 million units — a whopping 900 percent increase from November 2016. Amazon Echo units account for 69 percent of the installed base of devices, or 31 million. Google Home owns 31 percent of the market, or 14 million units.
“Amazon is working very hard to make the Alexa operating system the winner in home automation,” said Josh Lowitz, partner and co-founder of CIRP. “Streaming audio and Internet inquiries are the entry point to these devices for many consumers, but true integration of home automation is the goal. Embedding [Alexa] technology in new construction housing is a great way to sell it to new home buyers and further establish it as the norm in U.S. residences.”
Amazon recently announced the opening of interactive Amazon Experience Centers within select Lennar model homes across the country.
