With hundreds of communities nationwide and homes designed for first-time, move-up and luxury homebuyers, Lennar is one of the nation’s leading and most respected homebuilders. Lennar has a longstanding history of building homes of enduring quality in only the most well planned and desirable locations throughout the country.
New Section of Homes Includes Some of the Most Desirable Locations in the Community
With more than 1,400 homes spread across 950 acres of rolling terrain that includes wooded home sites, lush greenery and an 18-hole championship golf course, Greenbriar Oceanaire has always been so grand in scale that it seemed like new homes would be available forever. But after a decade of strong sales, bolstered by numerous referrals and an excellent reputation for quality, the community is down to its final section of homes.
Lennar recently opened the new section of home sites which are situated in an ideal location just a short walk from the community’s award-winning, 38,000 square-foot clubhouse. Golf-course sites, “par” sites and wooded home sites are all available, giving buyers the flexibility to choose both the home style and location that is right for them.
“Greenbriar Oceanaire has been a flagship active-adult community for Lennar for a number of years, and while we are extremely proud of what a tremendous success it has been, it will be a little bittersweet when the final home is sold,” said Don Bompensa, President of Lennar’s New Jersey Division. “The appeal of the community remains the same today as it was when we opened it – a beautiful landscape, a resort-inspired lifestyle, distinctive home designs with upscale living spaces, and an ideal location near Long Beach Island. We’re delighted with the response to the release of the final phase of homes which demonstrates that buyers don’t want to miss their opportunity to enjoy the heralded Greenbriar lifestyle.”
Much of what makes the lifestyle at Greenbriar Oceanaire so special is its 38,000 square foot clubhouse, which was named “Best Clubhouse” by the New Jersey Builders Association. Offering year-round entertainment, the spectacular facility features indoor and outdoor pools, tennis and bocce courts, a fully-equipped fitness center/spa, game rooms, library, computer and craft rooms, a grand ballroom and a Grille Room with a full bar. The clubhouse also acts as a gathering place for friends, clubs, classes and activities that are regularly offered at the community. A Lifestyle Director ensures the activities are always fresh, exciting and well organized.
Outside, the community’s Arthur Hills-designed, 18-hole championship golf course — located entirely within the community — challenges golfers of all levels while providing an attractive landscape. Numerous marinas are nearby for boating enthusiasts and some of New Jersey’s most upscale beach towns are only a short drive away. Excursions to Atlantic City, New York City and Philadelphia are planned regularly through the Lifestyle Director’s office and grander adventures to destinations such as China, Turkey, Ireland and the Greek Isles have also taken place.
Large tracts of beautiful, wooded landscape separate distinctive neighborhoods within the community, some of which back up to the picturesque tees, fairways and greens of the golf course. Ten thoughtfully-designed Ranch home designs are available, with 1,532 to 3,124 square feet of living space, and prices starting in the low-$300,000s.
Homes at Greenbriar Oceanaire include such upscale interior appointments as dramatic vaulted, sloped or step ceilings; oversized windows and ceramic tile floors. Kitchens include GE stainless steel appliances, breakfast nooks and granite countertops; while sumptuous master baths feature Roman-style soaking tubs, separate shower stalls, double vanity sinks and decorator vanity cabinets.
Additional value is offered through Lennar’s nationally-acclaimed “Everything’s Included” program which provides buyers with today’s most popular features and upgrades already included in the purchase price.
A variety of delivery dates are available, including quick-move in homes that give buyers who have already sold their present home the opportunity to call Greenbriar Oceanaire home immediately.

When we say ‘tis the season, we’re usually not referring to the season to sell your home. That’s because in regions with seasons, the best time to sell a home is typically the spring and summer. But even in areas where snow covers the ground for months, it is possible to sell your house in winter, and often for a price as good as you’d get in summer. It just takes a winter strategy to match the winter conditions. “More often than not, homes in the winter will sell for more money,” says Paul Stone, a Redfin real estate agent in Denver. “There’s less inventory to choose from.” He advises winter sellers to be flexible because it’s hard to predict how long a given home will take to sell and the number of showings could depend on the weather. Staging a home for sale is as important in winter as it is in summer, but the tactics are slightly different, since flower beds are absent from the picture but chilly weather is not. Here are 13 tips to sell your home in winter. [Read this article]
A Variety of Delivery Dates and Home Types Available in Picturesque, Wooded Community
The first move-in dates have been scheduled at Lennar New Jersey single-home community, Parkside at Jackson, marking an important milestone for the highly-coveted collection of 33 homes in the Ocean County municipality of Jackson Township.
Families will begin moving in to their new-construction homes on oversized, one-acre-plus home sites this December. Even before the first residents move in, the picturesque, wooded property is starting to feel like a community, with many nearly-completed homes now standing and key infrastructure such as an internal road system already in place. Homes have been selling quickly, with nine already under contract, as buyers look to secure their favorite home sites.
“It’s an exciting time at Parkside at Jackson, both for our future residents with fast-approaching move-in dates and for our prospective buyers who still have time to take advantage of pre-construction pricing,” said Don Bompensa, President of Lennar’s New Jersey Division. “The community represents a strong value and lifestyle proposition due to its well-appointed homes, large home sites and ideal, pastoral setting, at a price point that compares favorably to other communities in the region.”
The strong sales numbers at Parkside at Jackson have been fueled by interest from buyers across the state, including northern New Jersey and Monmouth County residents who were attracted to the Jackson Township community, in part, because of the enhanced value it offers. That value is underscored by Lennar’s commitment to quality construction and well-thought-out layouts and architectural styles, as well as its nationally-acclaimed “Everything’s Included” program, which provides buyers with today’s most popular features and upgrades already included in the purchase price.
Priced from $434,950, homes at Parkside at Jackson feature between 2,500 and 3,700 square feet of living space and include such upscale features as granite kitchen countertops, stainless steel appliances, hardwood flooring, luxurious master baths and two- or three-car side-entry garages. They also all include an unfinished basement, which could add nearly 1,000 square feet of living space to the home for buyers who opt to finish it.
Popular four-bedroom floor plans such as Lennar’s Berkshire and Brentwood layouts are offered, as well as The Manchester, a design that caters to multi-generational households. The Stanton design offers buyers an optional fifth bedroom, which is another possibility for today’s multi-generational families. Due to the wide variety available, delivery dates are extremely flexible, with both quick-delivery and extended-delivery homes available, giving buyers plenty of time to sell their existing homes.
In addition to a bucolic, family-friendly setting near parks and quiet neighborhoods, Jackson Township offers access to a number of highways via Route 195, which runs right through the township and connects motorists to Route 9, the Garden State Parkway and The New Jersey Turnpike. NJ Transit buses to New York, Philadelphia and other points of interest or transportation hubs are also available. Some of New Jersey’s most popular shore destinations are less than a 30-minute drive away.

Are your ceiling fans set properly in your Lennar home? From season to season, each ceiling fan needs a bit of attention to ensure that the blades are rotating in the correct direction. The minimal amount of time it takes to make these adjustments can save you money on your energy costs.
Ceiling fans provide great air circulation and you can optimize these benefits by ensuring the rotation of the blades is correct for circulating warm air or a cooling breeze.
During the hot summer weather when you are running the air conditioner, blades should rotate in a ‘reverse’ counter-clockwise motion. The air movement has the same soothing effect as when you fan yourself with a magazine to get relief from hot, stifling air.
During the winter when you are using your heat, to help circulate warm air that is trapped on the ceiling, blades should turn ‘forward’ in a clockwise motion. This movement will push the air up and pull the warm trapped air down the sides of the room improving heat distribution.
Ceiling fans alone do not heat or cool a room, but the circulation caused by the correct blade rotation can greatly improve the comfort of your living space. You can also save in energy costs when the ceiling fan is on the correct setting to support your cooling or heating efforts.
Find more information and useful tips about ceiling fans on the Energy Star website.

Key markets to watch in 2015 for robust housing activity are mostly on the East Coast, the South and the West Coast, according to projections from Trulia. And in those metro areas, post-recession investor behavior no longer drives growth; rather, Trulia says, it’s the healthier labor market, especially for young adults. Trulia’s top 10 markets – which include Seattle, Fresno, San Diego, Dallas, Nashville and Raleigh – have strong “fundamentals” that will stimulate housing activity, including strong job growth, which drives housing demand, and low vacancy rates, which in turn encourages more construction. “If 2015 brings strong job growth, big income gains and the long-awaited jump in household formation, then 2016 could be the year when we see a major turnaround in homeownership and single-family construction,” said Jed Kolko, Trulia’s chief economist. There’s the ideal home. Then there are the homes in which we actually live. The discrepancy between the two is the topic of a new report from the Demand Institute on what it calls the housing satisfaction gap. More than 10,000 households – including renters and owners – participated in a survey about their current homes and their ideal ones. Perhaps because the desire to save money on rising energy costs is so universal, energy efficiency has the highest satisfaction gap in the report. This feature may be more important than in past years, as people report cooking and eating at home more now, compared with five years ago, according to the report. And between now and 2020, the number of households headed by a person 65 and older is expected to grow 10 times faster than other households. No surprise then that 76% of participants said that it’s important to live in a home that they can stay in as they get older. [Read this article]
