Royal Palm Beach will soon be home to a new gated community offering about 400 homes, all with Wi-Fi and Amazon Alexa built in, ranging from the mid-$300,000s to the mid-$500,000s.
BellaSera will be the latest community by Miami-based development company Lennar. It will offer three different single-family home designs from about 1,500 to 3,701-square-foot layouts.
Located at Crestwood Boulevard and Royal Palm Beach Boulevard, other nearby communities by Lennar include Arden to the southwest and Woodlands at Ibis Golf & Country Club to the northeast.
“We’re going to offer in the community — which is really the centerpiece of the community, the way it was designed — by the lake will be a large clubhouse which will have a pool, spa, fitness center, tennis courts,” said Christopher Leimbach, vice president of sales and marketing for Lennar, South Florida. “There will be a great mix of floor plans, both one and two stories, that are attracting a wide array of buyer profiles.”
He said the price range and floor plans of the homes coupled with the location of the neighborhood will attract everyone from first-time home buyers to retirees.
“It’s certainly going to be attracting first-time home buyers but I would say, ultimately, it may be someone looking to get out of their starter home, maybe their family is growing,” he said. “I think we also are getting some empty nesters and people that are looking to enjoy either pre-retirement or are perhaps retired and want to be centrally located.”
Lennar was one of the first home-building companies in the country to incorporate Wi-Fi into its designs, minimizing the potential for weak or dead spots in a home, according to the company. In addition to this feature, Lennar is partnering with Amazon to create a “smart home” design.
“We offer an Amazon Alexa in the home, so you can control everything from your thermostat to how you access your home — the door locks,” Leimbach said. “It learns to live the way people live these days, whether it’s dimming lights, whether it’s turning on a movie, whether it’s cooking time.”
Asked whether the integration of technology and the expanding “internet of things” presents risks or vulnerabilities to hacking or more common issues like technical issues, Leimbach said while those risks do exist, Lennar’s partnership with Amazon makes them unlikely and easily fixed.
“I think with any new technology there comes great questions and I guess you can call them ‘concerns,’ but I think if you start peeling back the layers and looking at the true threat of hacking into these, it’s a very small portion of the population that can do so,” he said. “So when you’re partnering with one of the most successful companies in the world — Amazon — they certainly don’t take privacy and those matters lightly.”
Leimbach said their partnership will also help educate homebuyers on some of the technology that is being built into the homes and provide an expedited service center, if and when residents do need assistance.
“It’s quite exciting to see the level of interest we’ve had,” he said.
