If you’ve started shopping for a new home, you’ve probably seen terms like quick move-in, move-in ready and inventory home used as if they mean the same thing. There’s no industry standard, so each builder defines them its own way, and it’s easy to feel a little lost.
At Lennar, a quick move-in home is a home you can buy now that’s either move-in ready or under construction. Lennar move-in ready homes are complete or will be within 45 days, and under construction homes are typically complete within 120 days.
Whether you’re buying your first home, making room for a growing household or looking for a community for active adults 55+, this guide explains how Lennar labels every available home, so you can find the one that fits your life and your timeline.
Lennar defines its quick move-in homes by how soon you can close and move in
Every home listed on Lennar.com is available to buy, with move-in ready and under construction homes designated by a color-coded dot to designate each home’s status.
Besides the two quick move-in statuses, you may also see coming soon and future release, for homes where construction hasn’t started or no homesite has been assigned yet, respectively.
Here’s how all four compare. Again, keep in mind that timelines can vary slightly by market and community.

Move-in ready homes are complete or will be complete within 45 days
A move-in ready home is just about ready for you. It’s been released for sale and has a completion date within 45 days, so if you want move-in ready new construction, this is the place to start. Lennar move-in ready new homes are ready to move in, or close to it, in about four-six weeks. If your lease is ending, you’re starting a new job or you’ve already sold your current home, you can plan your move around a closing date instead of a construction schedule, and be settled sooner. A shorter path to closing can also mean less time for interest rates to change before you secure your rate. Talk with Lennar Mortgage, LLC about your options.

Under construction homes are typically complete within 120 days
An under construction home is available to buy, its foundation work has started and its completion date is more than 45 days and typically no more than 120 days away. Many of these homes are already framed with drywall up by the time you see them, which puts you a few months, not a year, from unpacking. It’s a nice middle ground if you want a new home soon but would like a little time to plan your move. Like every Lennar quick move-in home, its finishes are already selected, so the main thing left to decide is when to book the movers.

Coming soon homes have a homesite, but are not under construction yet
A coming soon home has been assigned to a homesite, but construction hasn’t started, not even foundation work. It may be available to purchase or have anticipated pricing listed. Some Lennar divisions call this stage pre-selling. These homes can be a good fit if you have a little more time and like the idea of seeing your home take shape from the ground up.
In general, the more complete a home is, the higher its price, so buying at the coming soon stage can sometimes cost less. Incentives and market conditions vary by community, though, and a finished home with a current incentive may still be the better value. Your New Home Consultant can help you compare.

Future releases are homes with floorplans selected, but no homesite
Our future release listings have a floorplan that’s coming soon in a community, but that isn’t tied to a homesite yet. Floorplans can come and go from search as homes sell, so if a plan you liked isn’t showing, a New Home Consultant can tell you whether more homes are on the way.
If a future release floorplan catches your eye, reach out to the community’s New Home Consultant. They can share when homes are expected to be released and how to stay in the loop.

Quick move-in describes timing, not a different kind of home. A Lennar quick move-in home is built from the same floorplans, materials and construction standards as every other home in its community, and it comes with Everything’s Included®.
That means features buyers want come standard rather than as upgrades, including granite or quartz countertops, stainless steel appliances, modern cabinetry, hard-surface flooring, energy-efficient systems and smart home technology. Because the home is already designed and built, or well on its way, you can walk through it, see those finishes in person and picture your life there before you sign.
It also makes budgeting simpler. With popular upgrades already part of the purchase price, you aren’t adding them up line by line after you sign. Learn more about the value of Lennar Everything’s Included®, estimate your monthly payment with the Lennar Mortgage calculator and ask your New Home Consultant about current incentives, which vary by community and may help with closing costs.

Looking for quick move-in homes near you? Finding one is easier than you might think.
Buying a new home doesn’t have to mean waiting a year to move in. With move-in ready and under construction homes available in communities across the country, you can find a Lennar home that’s built, or nearly built, around your schedule. Whichever you choose, popular features come standard with Everything’s Included®, so you can focus on your move instead of upgrades.

What is a quick move-in home, generally?
A quick move-in home is a new construction home that’s finished or already being built when you buy it, so you can move in sooner than with a to-be-built home. If you’ve ever wondered what a spec home or an inventory home is, it’s the same idea: builders also call quick move-in homes inventory homes, spec homes or quick delivery homes.
Like any option, quick move-in homes have pros and cons. You trade some personalization for a faster, more predictable timeline: you can often tour the actual home, see the finishes in person and know the price when you sign. A quick move-in home is worth it when your move date matters more than choosing every finish, such as when a lease is ending, you’re relocating or you’re buying your first home on a set budget. If you’re relocating, our guide to the best places to live in Washington state is one place to start. If this is your first home, see our Lennar first-time homebuyer timeline.
Why do builders use “quick move-in” and “move-in ready” differently?
There’s no industry standard for either term, so each builder sets its own definitions. Many use quick move-in and move-in ready interchangeably, and in resale listings, move-in ready usually means an older home that doesn’t need major repairs. So what does move-in ready mean at Lennar? It’s a specific status within quick move-in: a home that’s complete or will be within 45 days. Your New Home Consultant may use the terms more loosely in conversation, but the dots on Lennar.com follow the definitions in this guide.
Why wouldn’t a quick move-in home be sold yet? Is something wrong with it?
No, usually not. Builders often start homes before a buyer is lined up, so availability reflects timing, not quality. In 2025, 31.5% of new single-family homes built for sale sold after construction was complete, according to the National Association of Home Builders’ September 2026 analysis of Census data. Your New Home Consultant can tell you more about a specific home, and you’ll walk through it with your Construction Manager before closing.
What if my financing isn’t ready in time to close on a move-in ready home?
Start the financing conversation early in your home buying process, before you commit to a home. Getting pre-qualified shows you what you can afford at today’s mortgage rates and how long approval is likely to take. If you need more time, an under construction home may give you a longer closing timeline.
Do I have to use Lennar Mortgage, LLC to buy a quick move-in home?
No. You can work with any lender. Lennar Mortgage, LLC is an affiliate of Lennar that’s available if you want a lender familiar with new construction, but using it isn’t required to buy a Lennar home.
Are the finishes already selected in a quick move-in home?
Yes, and that’s one of the perks. Every Lennar quick move-in home comes with designer-selected finishes, and popular features come standard with Everything’s Included®, so there are no design decisions to make or upgrades to price out. What you tour is what you get, which helps keep your timeline quick.
What happens if an under construction home’s completion date changes?
Your New Home Consultant will keep you updated. Construction timelines can shift with weather, permits and materials, so ask how firm the completion date is, and what your purchase agreement says about it, before you give notice on a lease, and build in some cushion. Our guide to the Lennar home building timeline explains what happens as construction wraps up.
