How We Curate Homes
Before we offer any new homes to you on the Marketplace, we’ve made sure each one is in a community where rental activity is legally supported so you won’t have to worry about prohibitive HOA or zoning restrictions. Additionally, each home is screened for rental potential and financial performance. Every listing also features deep area insights about the neighborhood’s potential, including demographic data and school score rankings.
The Marketplace harnesses proprietary data analytics to spotlight homes in high-demand rental areas as well as markets with solid home price appreciation over the last five years. Plus, you can easily filter homes to see immediate projected rental returns as well as appreciation for 5-, 7- or 10-year holding periods, helping you assess long-term sale prospects and ongoing income.

Pro Forma Underwriting: Metrics That Matter
Every home comes with a detailed pro forma, specifically underwritten for single-family rental opportunities. The pro forma includes major financial categories—investment assumptions, operating and expense projections and key return metrics such as cap rate, cash-on-cash return and total return. Plus, all rate offers and incentive programs—such as introductory mortgage rates—are baked into the pro forma, reflecting real terms available to you in real time.
As a starting point, the pro forma provides you with default assumptions on mortgage rates, home price appreciation (five-year historical average at the ZIP code level), as well as property management, repair and maintenance costs. However, all of these numbers can be customized, giving you flexibility without losing sight of baseline market conditions.
Through the Marketplace, you’ll also get an estimated net operating income (NOI) and expected return—a calculation the pro forma performs by layering your assumptions over operating and expense projections.
Simplifying Rent Assumptions
Estimating potential rent is often the hardest part of investment underwriting. We make this easier by pulling from a wide dataset of rental comps from more than 50 sources, including MLS feeds, institutional owners and third party listing sites like Zillow, and Redfin. The platform also uses a sophisticated automated rent valuation model tailored specifically for new homes, helping you forecast rental income accurately.
You can also review raw rental comps from the area, compare them, and plug in your own rent estimates—even for brand new homes where comps may be limited.
