Lennar, the nation’s only A+ homebuilder according to Builder Magazine, has completed its acquisition of the 613-acre Tree Tops property located in South Carolina’s Lancaster County. The gated community will feature an active adult lifestyle centered around a pristine, 10-acre lake and miles of trails, beginning in the second quarter of 2016.
Purchased from Matthews, N.C.-based Thompson Child & Family Focus, Tree Tops’ resort-style amenities will include a zero-entry pool, fully furnished clubhouse with an extensive work-out facility along with multi-purpose cabins and a waterfront entertainment pavilion for events and gatherings. The naturally inspired community will feature more than 50% of the property as open space, and retain nearly all of the old-growth forest surrounding the lake.
“Tree Tops is going to be a return to nature for outdoor enthusiasts and adventure seekers,” said Jon Hardy, the Lennar Charlotte division president. “We can’t wait to provide future homebuyers with a dynamic community in the up-and-coming area of Lancaster County.”
The neighborhood is currently approved for nearly 800 homesites, though details on the homes themselves have yet to be finalized. While the zoning allows for only half of the residences in Tree Tops to be age-restricted (55 years and older), Lennar is exploring the opportunity to develop the entire community in that fashion.
Understanding that a neighborhood the size of Tree Tops can put a strain on the local municipal services, Lennar will donate a 2.2 acre parcel of land located on the north side of Van Wyck Road to be used for a public safety facility, a cash donation of $835,000 for public safety (law enforcement, fire, emergency services) in the panhandle, and $417,500 will be dedicated to the Lancaster County School District. In addition, Lennar has agreed to contribute up to $350,000 for Van Wyck Road improvements running from Highway 521, to the entrance of Tree Tops.
“This project is going to allow Lennar to foster a better and safer Lancaster County community, not only for its Tree Tops homeowners, but also for our neighbors,” Hardy said.
