Lennar’s Philly Metro Division continues its rampant expansion with its latest acquisition, Brookside Court at Upper Saucon. Located in prestigious Upper Saucon Township, Lehigh County, Pennsylvania, Brookside Court at Upper Saucon represents the Division’s first townhome community in the Lehigh Valley. Comprising of 217 townhomes, this picturesque community located minutes from the Stabler Corporate Center will feature two new floorplans and offer homebuyers excellent access to local arterials including I-78 and Rt 309.
The Division had been interested in this property for years, seemingly losing out on this rare opportunity to another homebuilder. However, when the property became available last summer, the Philly Metro Division acted quickly and made certain to secure this one for its portfolio of upcoming communities.
“We’ve wanted this one for years and saw this as ‘the one that got away’” said Matt Caffrey, Director of Land Acquisition, “so when the Sellers approached us with a new opportunity to acquire this property, we knew that we had to take advantage of the situation and consider this from all angles to find a creative path forward that worked best for everyone.”
That solution included negotiating a deal for the Seller to complete all site development improvements after Lennar closed on the property. Added Caffrey, “It was a unique set-up that we were able to craft. We’re fortunate to have a great Seller that was looking to partner with our Division on the land development and grateful to have leadership with the vision to see the true potential of this community.”
Of course, recent success at nearby communities at Edgewater (Quakertown, PA) and Hidden Meadows (Perkasie, PA) didn’t hurt the Division’s renewed confidence in this market and were very influential in the decision to add this esteemed community as it further ventures into Lehigh.
In addition to Brookside Court at Upper Saucon, Lennar Philly Metro will be releasing new homesites for sale at Blue Ridge Estates, an enclave of single-family detached homes in Upper Saucon Township.
“We love the potential for operational synergy between Blue Ridge and Brookside Court as well as our upcoming community, Reserve at Woodside Creek in nearby Richland. Together these three communities, in conjunction with the other deals we are targeting in this vicinity, will help us to solidify our footprint in Bucks County and the Lehigh Valley” said Caffrey.
Brookside Court at Upper Saucon is scheduled to open for sales in Spring 2021 and will feature two new floorplans to the Division: Chase, a three-story townhome and Brynley, a two-story townhome, will offer floorplans ranging from 1700 to 2000 square feet with 3 bedrooms and 2.5 baths.
