San Antonio is a good place to live for people who want the amenities of a major city at a cost of living that still runs below the national average. San Antonio offers a job base anchored by the largest joint base in the Department of Defense and a vibrant culture you feel even on an ordinary Tuesday.
It is the seventh-largest city in the United States by population and has ranked among the fastest-growing large cities by numeric growth in recent U.S. Census Bureau estimates. The wider San Antonio-New Braunfels metro now tops 2.7 million people. Like Houston, San Antonio is big on the map, so choosing the right side of town matters as much as choosing the city itself.

San Antonio’s growth has been steady rather than boom-and-bust, and the reasons people give for moving here are practical and come up again and again:
Housing and everyday costs still run below most large U.S. metros
San Antonio’s overall cost of living sits about 9% below the national average, with housing roughly 25% lower, according to RentCafe’s cost-of-living calculator. The area’s median home sale price has hovered around $310,000 in recent monthly reports from the San Antonio Board of REALTORS®, well below Austin and in line with or below Dallas and Houston. Lennar’s new homes in the San Antonio area start from the $130s, which is unusual for a metro this size. Texas also does not collect an individual income tax on earned income, per the Office of the Texas Governor. When you build a budget, compare the complete monthly payment, including property taxes, insurance and any association dues, rather than the sale price alone.
The market extends from the military to manufacturing
San Antonio is known as Military City USA for a reason. Joint Base San Antonio, which combines Lackland, Randolph, Fort Sam Houston and Camp Bullis, is the largest joint base in the Department of Defense, and greater SATX put its impact on the Texas economy at $55 billion in 2023.
In 2026 the private sector added a second engine. Toyota announced a $3.6 billion expansion of its San Antonio plant in July, adding a second assembly line, 2,000 jobs and roughly doubling the campus by 2030, according to the company and the Office of the Texas Governor. A few miles away, JCB’s $500 million equipment plant on the South Side is starting production in September 2026 and is expected to employ about 1,500 people at full strength, per Texas Public Radio. Healthcare, finance, government and trade round out the base, with headquarters for USAA, H-E-B, Frost Bank and Valero.
Healthcare, research and cybersecurity give the economy more depth than its reputation suggests
The South Texas Medical Center on the Northwest Side is one of the largest medical complexes in the country, and Brooke Army Medical Center at Fort Sam Houston is the Department of Defense’s largest hospital. In September 2025, UTSA and UT Health San Antonio merged into a single university, now the third-largest public research university in Texas with about 40,000 students. San Antonio is also home to a long-standing military cyber mission and a cluster of cybersecurity employers, which is why it often shows up on lists of U.S. cyber hubs alongside much larger cities.
The culture surprises you
The Alamo and the four missions of San Antonio Missions National Historical Park together form the only UNESCO World Heritage Site in Texas, and the River Walk runs about 15 miles from the Pearl through downtown to the Mission Reach. San Antonio has a strong claim as the birthplace of Tex-Mex, the Culinary Institute of America has a campus at the Pearl and Fiesta takes over the city for 11 days each spring. Residents also have the Spurs, Missions baseball, San Antonio FC, SeaWorld, Six Flags Fiesta Texas, the Zoo and the DoSeum close at hand. Downtown is about to change, too: in November 2025, Bexar County voters approved funding for the county’s share of a new downtown Spurs arena, the centerpiece of a planned sports and entertainment district, according to Texas Public Radio.

Growth is spreading to the suburbs and the airport is scaling with it
Much of the metro’s new residential growth is landing outside the core, in Comal and Guadalupe counties (New Braunfels, Schertz, Cibolo, Seguin) and on the far West and South sides of Bexar County, which is where most new-construction communities are opening. For many homebuyers the practical question is less “Should I move to San Antonio?” and more “Which side of town?” Connections are improving alongside that growth: San Antonio International Airport is building a new terminal that is on track to open in 2028, per KSAT, Austin is about 80 miles up I-35 and the Gulf Coast and the Hill Country are both easy weekend trips.
A few practical details can help you narrow the metro and choose a community that fits your routine.
San Antonio has a long, hot summer. Residents plan strenuous outdoor time for mornings and evenings in July and August, and air conditioning is a daily necessity. Newer homes built to current energy codes, with features like Low-E windows and modern insulation, can make the hottest months noticeably more comfortable.
Property taxes are part of the Texas trade for having no state income tax. Rates are set by each county, city, school district and special district, so the combined rate varies by address, and Texas homestead exemptions reduce the taxable value for owner-occupants, per the Texas Comptroller. Budget the full monthly payment from the start. Lennar community pages in the San Antonio area list an approximate tax rate and any association dues so there are no surprises.
Review flood risk property by property. South Central Texas sits in what forecasters call Flash Flood Alley, and heavy rain can arrive quickly. Check the FEMA Flood Map Service Center and the City of San Antonio’s flood risk resources for any address you are considering, and ask about drainage, elevation and insurance for the specific homesite.
Once San Antonio looks like a fit, evaluate your budget, your commute, the type of home you want and proximity to the places you visit most. The table below outlines the areas where new construction is concentrated.

Established neighborhoods people search for most, including Alamo Heights, Stone Oak, Boerne and Helotes, are largely built out. The downtown area and the Pearl and Southtown are where walkable urban living is concentrated. New construction in those areas is limited, so buyers who want a new home typically look to the corridors above.
Lennar builds in most of these corridors, including the city of San Antonio, New Braunfels, Converse, Cibolo and Seguin. Visit the San Antonio market page for current communities, home availability and pricing.

What is the cost of living in San Antonio?
San Antonio’s overall cost of living runs below the national average, with housing the biggest source of savings, according to RentCafe. Your actual cost depends on the home and area you choose. Build a complete monthly budget that includes your mortgage payment, property taxes, insurance, association dues, utilities and transportation, and use a current cost-of-living calculator to compare San Antonio with your current city.
Is San Antonio a safe place to live?
Like any large city, safety in San Antonio varies by neighborhood and housing type. Many buyers relocating to the area focus on the newer suburban and master-planned communities on the Northeast, Northwest and far West sides and in Comal and Guadalupe counties. Before choosing an area, review neighborhood-level data through the San Antonio Police Department’s open data tools, which include a community crime map and a ZIP-code dashboard, and visit at different times of day.
Should I move to San Antonio or Austin?
Both share the Texas advantages of no state tax on earned income and a large regional job market, and they sit about 80 miles apart on I-35. San Antonio is the more affordable and more laid-back of the two, with a job base built on the military, healthcare and manufacturing, while Austin is faster-paced, pricier and centered on technology and state government. Households who want a foot in both often look at New Braunfels, Spring Branch and Seguin, which sit between the two metros and are among the fastest-growing parts of the region.
What is San Antonio’s weather like?
Summers are long, hot and humid, with highs in the mid-90s common from June through September. Winters are short and mild, freezes are rare and spring and fall bring long stretches of comfortable weather for patios, trails and the rivers. The National Weather Service Austin/San Antonio publishes forecasts, climate records and heat and flood safety information for the region.
How should I budget for property taxes if I am moving from a state with an income tax?
Start by adding the estimated annual property tax to your monthly payment rather than comparing sale prices alone. Combined rates vary by county, city and school district, and Texas homestead exemptions, including additional exemptions for homeowners age 65 and older, reduce the taxable value of a primary residence, per the Texas Comptroller. Lennar’s San Antonio-area community pages list an approximate tax rate and any association dues for each community, and a New Home Consultant can walk through the numbers for a specific home.
I have orders to Joint Base San Antonio. Which part of town should I look at?
It depends on the installation. Households assigned to JBSA-Randolph most often look at Universal City, Schertz, Cibolo, Converse and Marion on the Northeast Side. JBSA-Lackland and Port San Antonio are closest to the far West and Southwest sides, where communities such as Blossom Ranch sit a short drive from the base. Fort Sam Houston and Brooke Army Medical Center are easiest to reach from the East and Northeast sides, and Camp Bullis from the far North and Northwest sides. VA financing is common in San Antonio, and Lennar Mortgage, LLC can walk through eligible options; use of Lennar Mortgage, LLC is optional and not required to purchase a Lennar home.
Does Lennar build new construction homes in the San Antonio area?
Yes. Lennar builds in the city of San Antonio, including the far West Side and the South Side, and in New Braunfels, Spring Branch, Converse, Cibolo, Marion, Seguin, Von Ormy, Elmendorf and Pleasanton. Current communities, pricing and availability are listed on the San Antonio new homes page.
