If you're considering moving to Seattle, you're far from alone. The Pacific Northwest's largest city continues to attract new residents with its combination of a deep job market, no state income tax, dramatic natural scenery and a culture that has shaped everything from coffee to cloud computing. Seattle offers many of the amenities people want from a major coastal metro, including world-class restaurants, entertainment, professional opportunities and access to mountains, water and three national parks within reasonable driving distance.
This guide breaks down why people are moving to Seattle, what tradeoffs to consider, which neighborhoods may fit your lifestyle and how new construction homes can help simplify the transition into a high-cost market.
Seattle has emerged as one of the West Coast's standout cities because it offers something many buyers struggle to find elsewhere: economic opportunity, a tax structure that benefits many earners and quality of life rooted in one of the most scenic natural settings in the country.
The metro's economy is built on a small number of very large companies and a deep bench of supporting firms across multiple industries.
Washington is one of a small handful of states with no individual income tax, which can change the financial picture for households relocating from higher-tax states.
Newcomers are consistently surprised by how much outdoor access comes with daily life in Seattle.
One thing that genuinely sets Seattle apart from comparable U.S. metros is the range of distinctive Pacific Northwest experiences built into daily life. Residents drive to nearby Woodinville wine country for tastings, hop a seaplane from Lake Union to the San Juans, ski at Snoqualmie or Stevens Pass on winter weekends and kayak Puget Sound on summer evenings. It's one of the few major U.S. cities where someone can ski in the morning and be on the water in the afternoon.

Like most metropolitan areas, safety in Seattle varies by neighborhood. Many buyers focus their search on neighborhoods like Magnolia, Queen Anne, Wedgwood, Green Lake and Ballard within the city, or on Eastside and north-end suburbs. Recent Seattle Police Department year-in-review reporting has shown declining citywide crime, though property crime remains elevated.2 Review neighborhood-level data through resources like NeighborhoodScout before committing to an area.
Seattle is widely recognized for its coffee culture, the Space Needle and Pike Place Market, Mount Rainier and the surrounding Pacific Northwest landscape and as the home or headquarters of Amazon, Microsoft (in nearby Redmond), Boeing and Starbucks. The city is also known for its grunge music history, a strong food and craft beer scene, the Seahawks and Sounders and one of the highest concentrations of college-educated adults in the country.
For households, the answer depends on the neighborhood. Seattle proper has standout family neighborhoods like Magnolia, Madison Park, Queen Anne and parts of Ballard. Many families choose suburbs instead, with the Eastside (Bellevue, Redmond, Sammamish) drawing households who can absorb the cost in exchange for top-ranked school districts and the north, southeast and south sound suburbs offering newer construction and more space at lower price points. Seattle is also ranked one of the fittest cities to live in, making it ideal for young households that prioritize health and wellness.3
Washington consistently performs competitively in national education rankings. U.S. News & World Report's Best States rankings place Washington in the upper tier nationally for both K-12 and higher education, anchored by the University of Washington.4 Within the metro, the Bellevue, Lake Washington, Northshore and Issaquah districts on the Eastside and north suburbs consistently rank among the strongest in the state.
Yes. Lennar builds in several growing Seattle-area communities, including the Bothell market, Bexley Ridge in Edmonds, the Ten Trails master-planned community in Black Diamond, Tehaleh in Bonney Lake, Port Orchard's Magnolia Ridge, Garibaldi in Monroe, Daybreak in Graham and Puyallup. Lennar also builds in other Washington markets, including the Spokane area and Vancouver, Washington.
Seattle's reputation as one of the rainiest U.S. cities is somewhat misleading. The city receives less annual rainfall than New York, Houston, Miami, Atlanta or Boston. What sets Seattle apart is the high number of cloudy days each year and the long stretches of overcast skies from October through April. Most rain is drizzle. Summers from mid-June through September are typically dry, mild and exceptionally long on daylight.
Seattle's average commute is several minutes higher than the U.S. average, but aggregate numbers understate the variability. The city's water geography forces commuter traffic onto a small number of bridges and corridors, producing sharp rush-hour peaks. Buyers considering a suburb should test their specific commute in both directions of rush hour before committing, since a single suburb's commute can mean very different travel times depending on route and time of day.
Most of the newer suburban communities where Lennar and other builders are active, including Bothell, Black Diamond's Ten Trails, Bonney Lake's Tehaleh and Port Orchard's McCormick area, already include established schools, parks, retail centers and community amenities alongside ongoing residential growth. Master-planned communities use phased buildouts that bring in commercial and civic infrastructure as residential development continues.
