Choosing where to live in the Seattle area often depends on your lifestyle, commute, budget and stage of life. The metro stretches from Everett in the north to Tacoma in the south, with very different sub-markets across the city, the Eastside and the suburban ring.
Ideal for: Young professionals, tech workers and buyers who value walkable urban energy and short commutes to downtown employers.
Capitol Hill is Seattle's densest mixed-use neighborhood, with the strongest concentration of bars, restaurants, music venues and independent retail in the city. South Lake Union, built around Amazon's headquarters campus, offers newer apartment towers and easy access to the central business district. Both neighborhoods have the most public transit access in the city, making this an ideal location for commuters that are willing to trade and higher rents or home costs for convenience.
Ideal for: Tech workers with substantial budgets and households prioritizing top-ranked public schools.
The Eastside has its own distinct identity, anchored by Microsoft in Redmond and a growing concentration of tech offices in Bellevue. The Bellevue School District and Lake Washington School District consistently rank among the strongest in the state, drawing households who can absorb the premium pricing.
Ideal for: Households wanting newer construction and strong schools at prices below the Eastside, with reasonable Seattle access.
North of Seattle along the I-5 and I-405 corridors, communities like Bothell, Edmonds, Mill Creek and Mukilteo have become some of the fastest-growing parts of the metro for households. The Northshore School District serves much of this area and consistently ranks among the strongest in the state. Lennar builds new construction homes throughout this corridor, with active Bothell, Marysville, Lynwood and Snohomish communities that offer single-family layouts within reach of Seattle, Bellevue and Everett employment.

Ideal for: Households seeking master-planned community living, more space and newer construction at prices well below the urban core.
Seattle's housing prices have pushed many buyers further from the city and the extended suburban ring is where master-planned new construction is most active. Southeast of Seattle, Lennar's Ten Trails Mountain View community in Black Diamond offers single-family homes in the Cascade foothills. South of Seattle, Tehaleh Glacier Pointe in Bonney Lake and Uplands in Puyallup anchor the south sound corridor near Tacoma and Joint Base Lewis-McChord. Across Puget Sound, Magnolia Ridge in Port Orchard offers a small-town pace within ferry distance of downtown Seattle via the Washington State Ferries system.
Given Seattle's housing prices, new construction in the metro's growing suburban communities is often where attainable homeownership actually pencils out. Resale homes in the city frequently require costly renovations, while new construction in suburban markets can offer newer schools, infrastructure, energy efficiency and modern floorplans at meaningfully lower per-square-foot costs.
